Position Overview

The Senior Mortgage Loan Processor is responsible for processing and pre-underwriting various types of mortgage loans, including conventional, FHA, VA, and Bond loans, ensuring adherence to company policies, investor standards, and government regulations. This role involves meeting production and quality benchmarks while serving as a key liaison among loan officers, borrowers, underwriters, and funding teams. The processor will prepare and evaluate loan files to confirm the completeness of submissions and supporting documentation, ensuring compliance with underwriting and investor guidelines. Monitoring the overall loan processing timeline is crucial to guarantee timely closings, as is addressing any issues that may arise.

Key Responsibilities

  • Act as the primary contact for non-licensed activities once the loan is submitted.
  • Oversee the entire lending process, identifying and resolving issues that could delay loan closures.
  • Evaluate loan-to-value ratios, debt-to-income ratios, credit reports, applications, income, and assets to detect potential fraud or misrepresentation.
  • Communicate potential issues to consumers and loan officers promptly.
  • Order and assess all third-party documentation, including credit checks, title reports, appraisals, and tax returns, to identify and mitigate potential problems.
  • Stay informed about federal and state regulations, policies, and industry trends.
  • Verify the accuracy of Automated Underwriting System (AUS) findings and ensure program applicability.
  • Review documentation for integrity and compliance before submitting to underwriting.
  • Identify qualifying issues prior to underwriting submission and restructure loans as necessary.
  • Provide suitable options within guidelines and make recommendations for qualifying programs.
  • Maintain accurate data entry in the system.
  • Ensure compliance with company standards and applicable regulations.
  • Obtain clearance for all underwriting conditions and prepare files for closing.
  • Facilitate the generation of loan documents.
  • Offer coaching and support to junior processors as needed.
  • Utilize templates to create professional correspondence and updates.
  • Provide timely status updates to loan officers and borrowers.

Qualifications

  • High school diploma or equivalent required; college coursework in Business, Finance, Accounting, or related fields preferred.
  • Minimum of five years of experience as a Loan Processor, with expertise in conventional and FHA loans, and at least two years in VA and Bond loans.
  • Proven ability to build strong relationships with loan officers and internal/external partners.
  • In-depth knowledge of mortgage lending processes and regulatory requirements.
  • Expertise in various mortgage products and investor-specific guidelines.
  • Familiarity with new construction documentation and condominium projects.
  • Strong analytical skills to evaluate complex financial documentation.
  • Ability to manage multiple tasks in a fast-paced environment.
  • Excellent customer service and communication skills.
  • Proficient in Microsoft Office and data entry systems.

Work Environment

This position is primarily sedentary, requiring mobility within an office setting. Regular use of a computer keyboard and mouse is necessary. The role involves minimal travel and is conducted in a standard office environment.
