Responsibilities:
A Day in the Life of a Facilities Maintenance Specialist:


As a Facilities Maintenance Specialist at Liberty Military Housing, you will be tasked with performing routine maintenance and repairs within a multifamily residential community.

Your role will involve operating building systems and related equipment to fulfill tasks according to Liberty Military Housing's quality standards and resident satisfaction.

You will be expected to communicate effectively, perform quality work safely, and uphold our mission of delivering exemplary service in line with Liberty Military Housing's customer satisfaction standards.


Your Responsibilities include, but are not limited to:


Conduct routine maintenance and repairs on various building systems and appliances, including electrical, plumbing, painting, appliance repair, and HVAC.


Utilize basic skills in two or more of the following trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, and general appliance repair to ensure quality homes and community upkeep.

Execute routine service repairs and preventative maintenance in homes, common areas, grounds, and the community.

Address resident-requested repairs and services within the required timeframe (24 hours).

Complete all assigned maintenance work on vacant homes in accordance with LMH standards.

Respond to on-call service requests and emergency calls.

Participate in routine inspections (including quality control, move-in, preventative maintenance, machinery, appliance, etc.).

Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).

Report any maintenance concerns regarding repairs on homes, community, and/or common areas to your supervisor.

Maintain and update all assigned service requests using Yardi Mobile until tasks are completed and closed.

Demonstrate the safe and appropriate use of standard hand and power tools, equipment, and machinery.


Adhere to all OSHA safety regulations, local laws regarding health, safety, or environment, and LMH Standard Operating Procedures and Policies.


Understand and follow safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.


Qualifications:

What You Need for Success:
One or more years of relevant maintenance experience is preferred.


Basic understanding or experience in two or more trades: electrical, carpentry, plumbing, HVAC, painting, and appliance repair.

Working knowledge of appliances is essential.

Competent skills in operating small hand and electrical tools, basic electrical work, carpentry, painting, and minor machinery repair.


Ability to effectively communicate and interact with co-workers, managers, vendors, or residents to exchange information and provide or receive work direction.

Basic computer skills (capable of operating mobile devices and PCs) are required.


Must possess a valid driver's license and be able to operate a motor vehicle; may require the use of personal or company vehicles or electric carts.

Availability for regular on-call work assignments/emergency calls, scheduled off-hours, and emergency overtime is necessary.

Must be able to respond to service requests within 60 minutes.

Willingness to travel to other regional locations for work, training, meetings, and other work-related activities is expected.


Ability to meet the following physical requirements: Independently lift/carry supplies or equipment up to 65 lbs; frequent reaching, stooping, bending, and kneeling; extensive walking and standing; ability to climb stairs/ladders.


Work may involve considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, chemicals, smoke, unpleasant odors, and/or loud noises.

Must be willing to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous situations.


Ability to safely and successfully perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
