The Facilities Maintenance Specialist plays a crucial role in supporting the Maintenance Manager by ensuring the community's physical integrity. This includes providing a safe, secure, and comfortable atmosphere for residents, visitors, and staff. The specialist will execute assigned tasks safely and efficiently, while also being open to additional responsibilities as directed by the Maintenance Manager and Community Manager.

Exceptional customer service is paramount, as the Facilities Maintenance Specialist will assess and address property maintenance needs.



Responsibilities:

  • Maintain knowledge of relevant laws and regulations, including EPA and OSHA standards for the proper handling of hazardous materials.
  • Monitor property conditions and take immediate action to rectify any unsafe situations, such as damaged gates, broken steps, or inadequate lighting.
  • Be familiar with utility meter cut-offs, fixture cut-offs, and sewer clean-outs.
  • Conduct basic and advanced HVAC repairs, including preventive maintenance, troubleshooting, and system replacements.
  • Perform electrical repairs on appliances, fixtures, and circuits, as well as light plumbing tasks.
  • Engage in carpentry work, including door fitting, window repairs, and interior/exterior painting.

Painting:
a.

The painter should possess comprehensive knowledge of painting techniques, including taping, texturing, and minor drywall repairs.

b.

Awareness of OSHA regulations for hazardous materials is essential.


Flooring:
a.

The Floor Laborer ensures proper care of flooring, including preparation for stripping, waxing, and cleaning.

Proficiency in using machinery such as buffers and sanders is required, along with knowledge of chemical mixing.


  • Replace broken glass, tiles, screens, and fixtures as needed.
  • Assist with custodial and grounds maintenance tasks in common areas.
  • Respond promptly to work orders and resident inquiries.
  • Support make-ready staff as directed by the Maintenance Supervisor.
  • Maintain accurate records of preventive maintenance and work orders.
  • Report maintenance issues and resident concerns to management promptly.
  • Conduct periodic inspections of units and common areas, performing necessary repairs and maintenance.
  • Participate in training sessions as required and adhere to OSHA standards and company safety policies.
  • Ensure professional interactions with residents, contractors, and the property management team.
  • Monitor inventory levels of spare parts and supplies, notifying the Maintenance Supervisor of shortages.
  • Complete additional tasks as assigned.

Qualifications:

Required Experience:

  • HVAC certification is preferred.
  • One year of experience or training in carpentry, plumbing, electrical work, painting, and cleaning is preferred.
  • Knowledge of relevant codes, laws, and regulations is essential.
  • Ability to pass background checks and drug screenings is required.

Required Education/Training:

  • High School Diploma or GED.
  • Valid Driver's License with an acceptable driving record.
  • All legally required certifications.
  • Completion of all necessary training courses is mandatory.

Working Conditions:

  • Availability to work 40 hours per week, including evenings, weekends, and holidays as needed.
  • Eligibility to drive for parts and supplies procurement.
  • Exposure to dust, dirt, solvents, and cleaning supplies.
  • Use of hand and power tools in a safe manner is required.
  • Use of eye protection when necessary for safe job performance is mandatory.

The displayed salary range reflects the targeted base salary for this position.

Individual pay within this range is determined by work location and various factors, including skills, experience, and education.
