Under the supervision of the Facilities Engineering Manager, the Facilities Maintenance Specialist will operate independently as well as collaboratively with team members, other departments, and contractors to execute tasks, projects, and conduct proactive, reactive, and preventative maintenance and repairs that align with our standards and exemplify the values of Skywalker Holdings, LLC.


Key Responsibilities:
The Facilities Maintenance Specialist will oversee the operation, upkeep, and repair of various systems, including but not limited to:

Central Plant Equipment: Chillers, Boilers, Heat Pumps, and Pumps.


HVAC Systems & Fans: Fan Coils, Air Handling Units, Variable Air Volume (VAV) systems, Hydronics, Refrigeration, air movement and distribution, heating/cooling coils, exhaust fans, belt-driven and direct drive systems, controls, valves, and actuators.

Refrigeration Systems: CRAC Units and Data Center/IDF Air Handling, Split systems, and heat pumps.


Mechanical Plumbing Systems: Heating/Cooling and Condenser pumps, coils, pump rebuilds, motor bearing replacements, cooling towers, and water filtration and treatment.

Plumbing: Piping and distribution, fixtures, and valves.


Electrical and Lighting Systems: Electrical distribution, high and low voltage equipment, mechanical system components, control circuits, relays, contactors, overloads, limit switches, Variable Frequency Drives (VFDs), ballasts, wiring, and motors.


Commercial Kitchen Equipment: Gas appliances and components such as ovens, griddles, fryers, pilot valves, thermostat calibrations, refrigerators, freezers, ice makers, walk-ins, reach-ins, and grease traps.

Building Hardware: Doors, locks, windows, garage doors, and roll-up doors.

Pool & Spa Maintenance: Chemical balance, cleaning, filters, pumps, and boilers.

Potable Water Systems: Distribution, testing, chemical treatment, and storage.

Equipment Maintenance: Elevators, Uninterruptible Power Supplies (UPS), generators, life safety systems, and fire pumps.

Expectations for the Facilities Maintenance Specialist:
- Efficiently manage time and productivity.
- Proactively identify work orders and areas for improvement.
- Compile vendor quotes for material purchases and coordinate with vendors and contractors.
- Monitor and adjust building automation schedules for optimal efficiency.
- Participate in the 24/7 on-call rotation, providing onsite and/or remote after-hours support as required.
- Engage in event shift rotations as necessary, which may include early and late shifts.
- Be available for overtime and weekend work as needed.
- Provide labor support to various services and events as required.
- Uphold the values of the department and company.
- Complete assigned safety training regularly.
- Demonstrate a willingness to learn and enhance skill sets.

Physical Demands & Work Environment:
- On-call 24/7 work environment.
- Ability to lift, push, pull, and/or carry a minimum of 50 lbs.
- Capability to bend, squat, stand, walk, reach, climb, stoop, kneel, and crawl daily.
- Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Must be able to work under pressure and meet deadlines during peak periods.

Education / Experience:
- High School diploma or equivalent.
- 4 years of formal training in operations engineering.
- 5 to 7 years of experience in Building Engineering/Maintenance.

Required Skills / Competencies:
- Valid driver's license with a clean driving record.
- Willingness to work overtime as needed.
- Proficient in data entry and facilities-related software.
- Availability for weekend and evening work as required.
- Excellent interpersonal and communication skills.
- Proven ability to interact effectively within a department and externally.
- CFC License for handling refrigerants.
- Working knowledge of OSHA regulations.

Preferred Skills / Competencies:
- CPO Certification
- OSHA Certifications
- Potable Water Treatment and/or Distribution licenses

Technical Skills:
- Central plant operations including chillers, heat pumps, boilers, heat exchangers, pumps, motors, and fans.
- Operation of potable and reclaimed water systems.
- Familiarity with CMMS Systems for work order tracking and management.
- Proficient in navigating, troubleshooting, and diagnosing Building Automation Systems, preferably Alerton.
- Knowledge of OSHA safety regulations and guidelines.
