Job Overview


The Facilities Maintenance Specialist is tasked with the comprehensive upkeep and servicing of residential units, buildings, and surrounding areas. This role encompasses a wide range of responsibilities, including but not limited to: repairing flooring, drywall, and appliances; diagnosing and fixing plumbing, electrical, safety, and security systems (such as lighting, locks, smoke/CO2 alarms, etc.), as well as HVAC systems; painting (both interior and exterior); and performing cleaning duties (sweeping, mopping, and maintaining gardens/yard areas).

The Facilities Maintenance Specialist is expected to execute all responsibilities in alignment with company policies and safety protocols, while supporting the overarching goal of fulfilling client expectations, in accordance with the respective operational budget and management agreements.

Key Responsibilities
  • Client Relations
Ensure the implementation of the Owner's philosophies and directives in the daily operations of the residential community to guarantee that FPI meets client objectives and expectations.

  • General Maintenance Oversight
Adhere to the designated maintenance program to maintain the property in the most economical, appropriate, and safe condition. Follow the preventative maintenance schedule as outlined in the Maintenance Manual. Ensure that grounds, curbs, and property aesthetics comply with FPI Curb Appeal Policies.


Assist with necessary periodic inspections as specified in the Safety and Maintenance Manuals or as directed by the Client or Lender.


  • On-call/After Hours Response
Provide on-call maintenance services for evening, weekend, and holiday emergencies, as detailed in the Employee Handbook and Maintenance Manual.

  • Unit Turnover
Conduct maintenance inspections and repairs on vacant units to ensure they are in proper operating condition and visually appealing upon move-in. Coordinate and/or assist in painting vacant units. Replace appliances as needed.


Ensure the timely completion of all unit turnovers in accordance with FPI guidelines or based on the established scope of work for the property.


  • Maintenance Equipment and Systems
Repair and maintain all equipment owned by the residential community, ensuring proper storage in a secure location. Keep all maintenance shops and storage areas organized and compliant with safety regulations. Secure all parts, supplies, and property equipment appropriately. Maintain an inventory of parts within budgetary limits to facilitate necessary repairs. Wear the required uniform and name badge during work hours, as per FPI Dress Code policy. Provide personal small hand tools necessary for routine maintenance tasks (when applicable).

  • Additional Responsibilities
Consistently and fairly enforce community rules and regulations, as well as Standard Operating Procedures. Comply with all Fair Housing Laws. Uphold a professional image by adhering to FPI Management's Dress Code Policy.


Conduct interactions in a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
