Job Overview

Position Title: Facilities Maintenance Specialist

Reports to: Community Manager & Maintenance Supervisor
FLSA Status: Non-exempt

Objective: The primary aim of this role is to ensure that both the interior and exterior of the property are maintained to high standards, ensuring safety and attractiveness. This includes the upkeep of fixtures, appliances, and community areas, maximizing the property's income potential, and providing tenants and their guests with exceptional customer service in a secure and pleasant living environment.

Key Responsibilities:

  • Revenue Enhancement:
    • Complete apartment turnovers promptly within five days of vacancy.
    • Address work orders within a 24-hour timeframe.
    • Conduct regular inspections of common areas, buildings, equipment, fixtures, plumbing, and appliances.
    • Perform painting of interior and exterior surfaces as needed.
    • Inspect property grounds daily to ensure safety and cleanliness.
    • Adhere to all Fair Housing and Equal Housing opportunity regulations.
    • Participate in Fair Housing and maintenance training sessions regularly.
    • Execute additional tasks as assigned by the management.
  • Cost Management:
    • Ensure routine preventive maintenance is performed consistently.
    • Maintain daily communication with management regarding turnover and work order scheduling, staffing, vendors, and supplies.
    • Keep an organized inventory of tools, supplies, and materials.
    • Respond immediately to maintenance emergencies.
    • Ensure compliance with all relevant building codes, ordinances, safety regulations, and emergency protocols.
    • Follow OSHA safety regulations at all times.
  • Enhancing Curb Appeal:
    • Maintain the exterior and common areas of the property to ensure they are visually appealing and safe.
    • Promptly inform management of any safety issues or deficiencies in property appearance.

  • Physical ability to climb stairs, ladders, and scaffolds for inspections.
  • Proficient in using tools and equipment safely.

Working Environment:

  • Primarily involves inspecting property grounds and apartment units, requiring the ability to navigate stairs and narrow pathways.
  • Regular lifting, pushing, carrying, or pulling of weights between 20-50 pounds.
  • Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures.
  • Travel between properties may be necessary.
  • Flexible work schedule, including potential weekend and on-call duties for emergencies.
