Role Responsibilities
The Leasing Specialist II is responsible for overseeing the leasing, marketing, and regulatory compliance of a designated portfolio of properties. This role emphasizes exceptional customer service, strong community engagement, and a thorough understanding of fair housing regulations.

Key Duties Include:
  • Responding promptly to incoming inquiries and managing leads effectively.
  • Scheduling property tours, screening applicants, and ensuring the completeness of applications.
  • Guiding applicants through the application process and verifying the accuracy of submitted documents.
  • Communicating with approved applicants to offer available units.
  • Coordinating move-in orientations and maintaining updated turnover records.
  • Conducting market research on comparable properties monthly.
  • Building community relationships to enhance awareness of the property and its benefits.
  • Facilitating unit transfers for current residents and preparing necessary documentation.
  • Maintaining accurate records in the property management system.
  • Meeting company standards for occupancy rates, rent collection, and compliance documentation.
  • Performing background checks as required and adhering to notification procedures.
  • Ensuring compliance with all relevant housing laws and regulations.
  • Upholding excellent relationships with residents, vendors, and external agencies.
  • Completing additional tasks as needed to support business operations.

Qualifications
Minimum Requirements:
  • Experience in residential real estate or equivalent education and management experience.
  • Preferred additional education in real estate, sales, or business management.
  • Strong verbal and written communication skills.
  • Familiarity with property management software is highly desirable.
  • Knowledge of Affordable Housing Programs is a plus.
  • A valid driver's license and reliable transportation may be required.

Work Environment
This position operates in a professional office setting, utilizing standard office equipment. The role may involve varying levels of physical activity, including standing, walking, and moving throughout the property.
