About the Property Leasing Supervisor Role:


We are seeking a skilled property leasing supervisor responsible for managing activities related to apartment rentals, move-ins, move-outs, and lease renewals.

This role also involves marketing and engaging directly with potential and current residents to achieve optimal occupancy rates and ensure resident satisfaction and retention.

Demonstrates the ability to focus on the needs of others through active listening, understanding, and displaying empathy and respect.

Conducts training sessions, leads regular meetings, and mentors leasing consultants to achieve peak performance.

Generates and manages traffic, qualifies potential residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes.


Reviews lease applications for accuracy and ensures payment collection before forwarding to the property manager for approval.

Engages in external marketing and outreach efforts, and reviews online and marketing advertisements.


May be tasked with marketing functions, such as identifying target markets, developing and executing marketing strategies, and coordinating, qualifying, and updating advertisements.

Keeps accurate and detailed records of traffic activity by entering data into the system.

Assists in converting phone inquiries into scheduled appointments for property tours.

Follows up with each potential resident via phone, mail, or email.

Welcomes prospective and current residents to the property.

Processes renewal paperwork and ensures timely delivery to current residents each month.

Creates and maintains resident files, including reviewing move-in documentation with new residents.

Ensures all opening and closing procedures are completed daily.

Maintains model apartments in tour-ready condition at all times.


Coordinates move-in/out schedules with the maintenance team and inspects apartments prior to resident move-ins to ensure readiness.

Assists with processing work orders for residents, ensuring timely completion.

Conducts competitor analysis and completes weekly market surveys.

Assists in planning and executing resident activities to enhance retention.

Delivers exceptional customer service to prospective and current residents, promoting a quality living experience for all.

May assist in planning and implementing resident activities to boost retention.

Fosters positive resident relationships throughout their tenancy by ensuring prompt and accurate responses to requests.

Assists in managing resident concerns, including neighbor disputes.

Inspects buildings and grounds for safety and cleanliness, notifying maintenance of necessary repairs.


Adheres to all company policies, applicable health and safety regulations, as well as local, state, and federal laws.

Other responsibilities as assigned.

Qualifications and Experience:
A high school diploma is required.

A minimum of one year of experience in residential leasing and/or management is required.

Prior experience with a revenue management system is required.

Experience with Yardi or another equivalent property management system is required.

Prior experience with customer reputation management tools is required.

Bilingual in English and Spanish is strongly preferred.

Skills and Competencies:
Exceptional customer service and interpersonal skills with the ability to connect with others.

Ability to maintain a positive attitude and strong motivation.

Basic proficiency in Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel.

Excellent interpersonal skills to effectively and sensitively communicate with all levels of management.

Must handle confidential matters with discretion.

Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.

Ability to convey technical concerns with adequate detail, quickly and accurately.

Capability to read, write, comprehend, and converse in English.

Proficient in using general office equipment, such as telephone, fax machine, printer, copier, and key tracking system.

Strong organizational and time-management skills.

Ability to manage and defuse situations involving upset or difficult individuals.

A valid driver's license, clean driving record, and current auto insurance are required.

Must comply with all safety regulations.


Required to complete and successfully pass the Avenue5 Fair Housing, Diversity, and Inclusion Training within the first 30 days of employment.
