This role is integral to the effective management and financial performance of designated properties within the Texas industrial sector, adhering to the company's policies, procedures, and standards to ensure optimal service delivery and quality outcomes.

Key Responsibilities:

  • Foster and maintain strong relationships with clients and service providers, ensuring proactive and responsive engagement with their needs.
  • Oversee property revenues and expenditures, employing sound financial practices to meet budgetary and financial objectives.
  • Ensure tenants are up-to-date with their payments and lease obligations.
  • Manage collections and coordinate necessary actions for default situations.
  • Engage with vendors to facilitate the timely completion of maintenance requests.
  • Assist in the formulation and execution of operational and capital budgets.
  • Establish and manage estimated versus actual recoveries.
  • Collaborate with the accounting team to reconcile operating expenses, ensuring a thorough understanding of lease agreements.
  • Oversee the real estate tax review process and communicate any tax-related concerns to senior management.
  • Ensure compliance with insurance requirements for properties and related vendors.
  • Manage accounts payable and receivable invoicing processes for the property portfolio.
  • Support the Managing Principal in achieving occupancy targets through exceptional customer service and relationship management, thereby enhancing tenant retention rates.
  • Address and resolve complaints, disturbances, and violations effectively.
  • Ensure adherence to property management policies, regulations, and governmental directives, maintaining compliance with all legal requirements and company standards.
  • Coordinate environmental initiatives for assigned properties.
  • Facilitate the annual customer satisfaction survey for properties.
  • Manage lease administration processes, ensuring timely updates for any changes in leases.
  • Oversee the customer move-in and move-out processes, ensuring a seamless experience for all parties involved.
  • Adhere to established company and legal protocols concerning default proceedings and evictions.
  • Conduct regular site inspections to verify that properties meet established standards for safety, cleanliness, and overall appearance, implementing corrective actions as necessary.
  • Solicit bids from contractors for various projects and oversee their work to ensure compliance with service agreements.
  • Collaborate with other departments to plan and coordinate maintenance, repairs, and capital improvement projects.
  • Manage customer and building improvement projects, ensuring quality and timely completion.
  • Act as a liaison between clients and construction management, participating in project walkthroughs and follow-ups.
  • Work with various departments to resolve property management challenges.
  • Analyze market and economic data to inform property management strategies.
  • Perform additional duties as assigned.

Qualifications:

  • Bachelor's Degree from an accredited institution.
  • 1-3 years of experience in property management is required.
  • Experience in industrial or commercial real estate is essential.
  • Ability to maintain a professional demeanor consistently.
  • Exceptional customer service skills, with strong diplomacy and crisis management abilities.
  • Proficient in multitasking, prioritizing, and working independently with minimal supervision, demonstrating strong attention to detail and time management skills.
  • Excellent verbal and written communication skills, with proficiency in internet usage, spreadsheets, databases, and word processing software.
  • Strong working knowledge of Microsoft Office applications (e.g., Word, Excel, PowerPoint, Outlook).
  • Good mathematical and analytical capabilities.
  • Familiarity with property management accounting software is preferred.
  • A valid driver's license and the ability to travel to various properties are required.
  • Flexibility to work extended hours as business needs dictate.
  • Experience with MRI software is a plus.
  • Membership in professional real estate organizations (e.g., BOMA, IREM) is preferred.
