Position: Building Maintenance Technician

Work Schedule: Various Shifts Available

Role Overview:

The Building Maintenance Technician is responsible for performing necessary preventive maintenance and repairs on the equipment within the client's facilities. This role requires versatility and a proactive approach to maintenance tasks.

Key Responsibilities:

  • Conduct preventive maintenance on facility systems following established protocols. This includes monitoring wear, replacing consumables (belts, hoses, fluids, filters, etc.), and assessing operational characteristics such as speeds, pressures, and vibrations.
  • Evaluate findings during maintenance and suggest modifications to maintenance procedures based on observations.
  • Record maintenance activities in the Computerized Maintenance Management System (CMMS).
  • Complete assigned work orders and document the completion in the CMMS.
  • Perform repairs on HVAC, mechanical, electrical, plumbing, and other systems as needed.
  • Carry out general building repairs, including painting and fixing walls, doors, and floors.
  • Address plumbing issues, including leaks and stoppages, and repair or replace sinks, piping, valves, and drains.
  • Maintain and repair electrical systems, including lighting and distribution networks.
  • Replace lighting fixtures, ceiling tiles, and grids throughout the facilities.
  • Conduct routine inspections using checklists to monitor performance metrics of facility systems and equipment.
  • Communicate effectively with clients and site leaders to ensure clarity on work requests and any necessary follow-up actions.
  • Diagnose and repair malfunctioning equipment, including transformers, motors, and lighting fixtures.
  • Maintain lighting systems, including emergency and task lighting, ensuring compliance with safety standards.
  • Perform preventive maintenance and repairs on loading dock equipment, including overhead doors and dock levelers.
  • Uphold a safe and organized work environment, adhering to company and client safety protocols.

Qualifications:

  • Five to seven years of mechanical experience, including HVAC, plumbing, electrical, and carpentry skills, or a combination of training and experience.
  • Three to five years of maintenance experience.
  • Valid driver's license.
  • Ability to read and understand operational and maintenance instructions, as well as write routine reports.
  • Strong communication skills for effective interaction with clients and team members.

Physical Requirements:

The physical demands of this position require the ability to stand for extended periods, walk, use hands for manual tasks, and lift up to 70 pounds. The role may involve climbing stairs and ladders and working in varying environmental conditions.

Work Environment:

This position is performed in various settings, requiring adaptability to different work conditions and the ability to manage physical tasks effectively.
