Position Title: Building Maintenance Technician

Work Schedule: Various Shifts Available

Position Overview:

The Building Maintenance Technician is responsible for performing essential preventive maintenance and repairs on facility equipment within government facilities. This role requires a versatile skill set and follows a systematic approach to work assignments.

Key Responsibilities:

  • Conduct preventive maintenance tasks on facility systems in accordance with established protocols. This includes assessing wear, replacing consumables (such as belts, hoses, fluids, filters), and evaluating operational characteristics like speeds, pressures, and vibrations.
  • Evaluate findings during maintenance tasks and suggest modifications to maintenance procedures based on observations.
  • Record maintenance activities in the Computerized Maintenance Management System (CMMS).
  • Complete assigned work orders and document the completion status in the CMMS.
  • Perform repairs on HVAC, mechanical, electrical, plumbing, and other facility systems.
  • Carry out general building repairs, including wall, door, and floor maintenance.
  • Address plumbing issues, including leaks, stoppages, and repairs or replacements of sinks, piping, valves, and drains.
  • Maintain and repair electrical systems, including lighting and distribution networks.
  • Replace lighting fixtures, ceiling tiles, and grids throughout the facility.
  • Conduct routine inspections using checklists to document the performance of facility systems and equipment.
  • Communicate effectively with clients and site leadership to ensure clarity on work requests and necessary actions.
  • Diagnose issues with electrical apparatus such as transformers, motors, and lighting fixtures, and replace damaged wiring as needed.
  • Maintain building lighting systems, including emergency and task lighting, and ensure proper functioning of control systems.
  • Perform preventive maintenance and repairs on loading dock equipment, including overhead doors and dock levelers.
  • Ensure a safe and organized work environment, adhering to company and client safety policies.

Qualifications:

  • A minimum of five to seven years of mechanical experience, encompassing HVAC, electrical, plumbing, and carpentry skills, or an equivalent combination of training and experience.
  • Three to five years of maintenance experience is preferred.
  • A valid driver's license is required.
  • Ability to read and understand basic operational and maintenance instructions, as well as to write routine reports and correspondence.
  • Effective communication skills for presenting information in both individual and small group settings.

Physical Requirements:

The physical demands and work environment for this position require the ability to stand for extended periods, walk, use hands for manual tasks, and lift/move up to 70 pounds. The role may involve climbing stairs and ladders and working in varying environmental conditions.
