Position: Building Maintenance Technician
Work Schedule: Various Shifts Available
Role Overview:
The Building Maintenance Technician is responsible for executing preventive maintenance and repairs on facility equipment. This role requires versatility and a proactive approach to maintenance tasks.
Key Responsibilities:
- Conduct preventive maintenance tasks on facility systems according to established protocols. This includes monitoring wear, replacing consumables (such as belts, hoses, fluids, filters), and assessing operational parameters like speeds, pressures, and vibrations.
- Evaluate findings during maintenance activities and suggest modifications to maintenance procedures based on observations.
- Record maintenance activities in the Computerized Maintenance Management System (CMMS).
- Complete assigned work orders and document the completion status in the CMMS.
- Perform repairs on HVAC, mechanical, electrical, plumbing, and other systems as required.
- Carry out general building repairs, including wall, door, and floor maintenance.
- Address plumbing issues, including leaks, stoppages, and repairs or replacements of fixtures and piping.
- Maintain and repair electrical systems, including lighting and distribution networks.
- Replace lighting fixtures, ceiling tiles, and grids as necessary.
- Conduct routine inspections using checklists to document performance metrics of facility systems and equipment.
- Communicate effectively with clients and site leads to ensure clarity on work requests and any necessary follow-up actions.
- Diagnose and repair malfunctioning equipment, including motors, transformers, and lighting systems.
- Maintain lighting systems, including emergency and exterior lighting controlled by energy management systems.
- Perform maintenance and repairs on loading dock equipment.
- Ensure a safe and organized work environment by adhering to safety protocols and best practices.
Qualifications:
- Five to seven years of mechanical experience, including HVAC, plumbing, electrical, and carpentry skills, or a combination of education and experience.
- Three to five years of experience in maintenance roles.
- Valid driver's license.
- Ability to interpret basic instructions and maintenance manuals, and to communicate effectively in both written and verbal formats.
Physical Requirements:
The physical demands of this position require the ability to stand for extended periods, walk, use hands for various tasks, and lift or move items weighing up to 70 pounds. The role may involve working in various environmental conditions, including outdoor settings.
