Position Overview:

The Building Maintenance Technician is responsible for executing preventive maintenance and repairs on facility equipment. This role is designed to be cross-trained and follows a systematic approach to work.

Key Responsibilities:

  • Conduct preventive maintenance tasks on facilities according to established guidelines. This includes monitoring wear, replacing consumables (such as belts, hoses, fluids, filters), and assessing operational characteristics like speeds, pressures, and vibrations.
  • Evaluate findings during maintenance activities and suggest modifications to maintenance protocols based on observations.
  • Record maintenance activities in the Computerized Maintenance Management System (CMMS).
  • Complete assigned work orders and ensure documentation of completion in the CMMS.
  • Perform repairs on HVAC, mechanical, electrical, plumbing, and other systems as assigned.
  • Carry out general building repairs, including painting and maintenance of walls, doors, and floors.
  • Address plumbing issues, including leaks and stoppages, and repair or replace sinks, piping, valves, and drains.
  • Maintain and repair electrical systems, including lighting and distribution networks.
  • Replace lighting fixtures, ceiling tiles, and grids throughout the facility.
  • Conduct routine inspections using checklists to document performance metrics of facility systems and equipment.
  • Communicate effectively with clients and site leadership to ensure clarity on work requests and any necessary follow-up actions.
  • Diagnose and repair malfunctioning equipment, including transformers, motors, and lighting fixtures, and replace damaged wiring as needed.
  • Maintain lighting systems, including emergency and task lighting, ensuring functionality and compliance with safety standards.
  • Perform preventive maintenance and repairs on loading dock equipment, including overhead doors and dock levelers.
  • Ensure a safe and organized work environment, adhering to safety protocols and best practices.

Qualifications:

  • A minimum of five to seven years of mechanical experience, including HVAC, electrical, plumbing, and carpentry, or a comparable combination of education and experience.
  • Three to five years of maintenance experience.
  • A valid driver's license is required.
  • Ability to read and understand basic instructions, maintenance manuals, and reports. Proficient in presenting information effectively in individual and small group settings.

Physical Requirements:

The physical demands of this position require the ability to stand for extended periods, walk, use hands for manual tasks, and lift up to 70 pounds. The role may involve climbing stairs and ladders and working in various environmental conditions.
