Job Title: Building Reliability Engineer
Job Summary:
The Building Reliability Engineer plays a crucial role in enhancing the operational performance of facilities through a strategic approach to maintenance. This position emphasizes a balanced integration of preventive maintenance (PM), predictive maintenance (PdM), and condition-based maintenance (CBM) methodologies. The objective is to optimize maintenance operations by assessing each system and component based on criticality, potential failure modes, and the latest available technologies to proactively mitigate failures.
Key Responsibilities:
- Lead the implementation of a comprehensive Reliability-Centered Maintenance (RCM) philosophy across the organization.
- Develop and refine standard procedures for PM, PdM, and CBM, ensuring their application to new initiatives and projects.
- Compile maintenance procedures into an Annual Work Plan (AWP) tailored to support new programs and projects.
- Continuously assess advancements in maintenance management technologies, particularly in PdM and CBM, to equip projects with the most effective tools for ensuring equipment reliability.
- Assist sites in diagnosing equipment defects, evaluating their severity, and recommending solutions to site personnel, utilizing root cause failure analysis techniques.
- Oversee the development, qualification, and approval of all maintenance procedures, specifications, and advanced analysis methodologies.
- Utilize Computerized Maintenance Management Systems (CMMS) and analytical tools to trend and analyze RCM data, conduct risk assessments, and generate reports advocating for preventive maintenance activities.
- Support site management in establishing baseline inspections for equipment following installation efforts, ensuring ongoing tracking and analysis of maintenance performance.
Qualifications:
- Bachelor's degree in Mechanical, Electrical, or Industrial Engineering preferred, with a focus on Reliability Engineering. Professional Engineer (P.E.) or Engineer-in-Training (E.I.T.) certification is advantageous.
- A minimum of 15 years of experience in maintenance management and equipment operation.
- Relevant maintenance certifications, such as Certified Maintenance and Reliability Professional (CMRP), are preferred.
- Proficient in industry-standard RCM practices, PdM techniques, and conducting Failure Modes and Effects Analysis (FMEA).
- Advanced knowledge of predictive maintenance technologies, including Vibration Analysis, Ultrasound Analysis, Infrared Analysis, Oil Analysis, and Motor Circuit Analysis.
- At least 3 years of experience with CMMS and related maintenance management modules.
- Ability to analyze asset conditions through trend and risk analysis using CMMS.
- Familiarity with building automation systems and their data utilization is a plus.
- Experience with various reliability tools, including schematics, test equipment, multi-meters, and data loggers.
- Proficient in Microsoft 365 applications, including Word, PowerPoint, and Excel, for creating professional analytical reports.
