Grubb Ventures seeks a detail-oriented and market-driven individual to join our team as a Community Manager at one of our latest mixed-use developments. The Community Manager will play a pivotal role in the successful leasing and management of our Class A new construction multifamily community. This position entails overseeing all facets of community operations, including leasing, marketing, resident relations, and staff management, while collaborating with additional personnel to support the overall mixed-use environment. Your primary objectives will be to achieve full occupancy, enhance resident satisfaction, and uphold the highest standards of quality and service.

Key Responsibilities:

  • Formulate and execute effective leasing strategies to attain and sustain full occupancy. Conduct property tours, follow up with potential residents, and finalize lease agreements.
  • Design and implement marketing initiatives to promote the community. Leverage online platforms, social media, and local outreach to attract prospective residents.
  • Establish strong relationships with residents, address their concerns, and ensure a high level of satisfaction. Organize community events and activities to cultivate a sense of belonging.
  • Recruit, train, and manage on-site staff. Provide leadership and support to ensure the team meets performance objectives and delivers outstanding service.
  • Oversee daily operations, including maintenance requests, vendor management, and compliance with company policies and procedures.
  • Manage the property budget, control expenses, and prepare financial reports. Ensure timely rent collection, address delinquency issues, and maximize revenue.
  • Ensure adherence to all federal, state, and local regulations, as well as company policies and procedures.

Essential Qualifications:

  • Demonstrated experience as a Community Manager in Class A multifamily properties, with a proven track record in lease-up scenarios.
  • Strong knowledge of property management software, leasing processes, and fair housing regulations.
  • Exceptional leadership, communication, and interpersonal skills.
  • Ability to develop and implement marketing strategies that drive results.
  • Strong problem-solving abilities and capacity to manage multiple tasks concurrently.

Education and Experience Requirements:

  • High School Diploma or equivalent.
  • Minimum of 3 years' experience as a Community Manager or in a related role.
  • Certification as an Apartment Manager (CAM) or Accredited Resident Manager (ARM) is preferred.
  • Prior experience in a lease-up environment is strongly preferred.
  • Must obtain Fair Housing certification within 30 days of hire and prior to engaging with prospects or residents.
  • Availability to work evenings and some weekends is required.
  • Successful completion of a drug screening is mandatory.
  • Valid Driver's License is required.
