Job Overview

Assistant Community Manager

This role is essential in supporting the Community Manager with the comprehensive management of the property, overseeing team dynamics, and ensuring adherence to community regulations and internal quality standards.

Key Responsibilities

  • Oversee operations across multiple sites, alternating between two of the four Leasing Offices.
  • Assist in managing the affordable housing and Section 8 recertification processes to ensure compliance.
  • Maintain an accurate property waiting list.
  • Foster positive relationships with both prospective and current residents.
  • Coordinate on-site data collection and manage resident information processing.
  • Schedule resident recertification interviews and organize apartment inspections.
  • Ensure accurate calculations of income, assets, and rent levels.
  • Investigate and address complaints, disturbances, and violations.
  • Maintain resident files in accordance with company and regulatory policies.
  • Support property operations including leasing, rent collection, resident services, and maintenance.
  • Prepare and execute detailed, legally compliant lease agreements.
  • Oversee financial procedures, including verifying renter income and processing payments.
  • Create systems for efficient record-keeping and prompt resolution of resident complaints.

Qualifications

  • Required: Previous experience in Property Management.
  • Minimum of two years of Section 8 experience in a similar role.
  • Familiarity with HUD regulations and compliance.
  • Certification as a Certified Occupancy Specialist (COS) or Tax Credit Specialist (TCS) or equivalent.
  • Experience in rent collections and financial management.
  • Exceptional customer service and communication skills.
  • Strong attention to detail and ability to work independently.
  • Proficient in Microsoft Office Suite and property management software.

Education

A high school diploma or GED is required. Proficiency in English, both written and verbal, along with the ability to perform intermediate mathematical functions is essential.

Experience

A minimum of three years in residential property management as a Community Manager is preferred.

Work Requirements

This position requires flexibility to work any day of the week and may include on-call responsibilities. Attendance at resident events after hours may also be necessary.

Technical Skills

  • Basic computer knowledge is essential.
  • Ability to use Outlook and property management software.
  • Intermediate proficiency in Microsoft Office.
  • Basic understanding of internet usage.

Physical Requirements

Must be capable of accessing all areas of the property and amenities, with the ability to lift weights up to 50 lbs independently and 100 lbs with assistance.
