Property Maintenance Specialist

Guardian Management is seeking a dedicated Full-Time Maintenance Technician to enhance our skilled and passionate team.
As a Maintenance Technician, your main responsibility will be to assist the Community Manager in ensuring the safety and upkeep of the property, while maintaining an attractive appearance and high-quality standards.
Your duties will include:
- Prioritizing and addressing work orders, encompassing both urgent and routine maintenance tasks.
- Ensuring all maintenance activities comply with OSHA regulations and company policies.
- Collaborating with property staff and external vendors to deliver exceptional service to residents.
- Maintaining financial health by adhering to budgetary constraints for maintenance supplies.
We are looking for a proactive individual who thrives in a dynamic, hands-on environment. The ideal candidate will be a positive team player, highly organized, and professional. A minimum of one (1) year of experience in property maintenance, building engineering, or a related field is required.
Work Schedule: 40 hours per week, Monday to Friday, 8:00 AM to 5:00 PM.
Compensation: $28.00 per hour plus benefits.

Minimum Qualifications:
- High school diploma or GED.
- At least one (1) year of experience in property maintenance or a related field.
- Basic knowledge of building trades, including plumbing, electrical, and appliance repair.
- Ability to lift a minimum of 50 lbs.
- Comfortable working at heights of up to 15 feet.
- Strong attention to detail and organizational skills.
- Proficient in English, both written and verbal.
- Ability to communicate effectively and promptly.
- Willingness to complete required training and participate in ongoing education.
- Basic computer skills and a willingness to use technology for daily tasks.
- Availability for on-call duties for after-hours and weekend emergencies.
Preferred Qualifications:
- CAMT Certification.
- Experience in construction or carpentry.
- Access to a reliable vehicle and a valid driver's license.
- CPO (Certified Pool Operator) certification may be required.
Key Responsibilities:
- Represent Guardian in a professional manner at all times.
- Support the Community Manager in meeting property management obligations.
- Ensure compliance with local, state, and federal regulations.
- Conduct daily property inspections to maintain cleanliness and curb appeal.
- Identify and report potential hazards or repairs needed.
- Manage maintenance supplies within budgetary guidelines.
- Respond to service requests and complete work orders efficiently.
- Maintain accurate records of property conditions and maintenance activities.
- Coordinate with vendors for property maintenance tasks.
- Be available for emergency calls as needed.
