Job Description

Guardian Management is seeking a dedicated Full-Time Maintenance Technician to become an integral part of our skilled and passionate team.

The primary responsibility of the Maintenance Technician is to assist the Community Manager in ensuring the safety and upkeep of the property, while also enhancing the overall aesthetic appeal and quality of the community.

This role involves prioritizing and managing work orders, addressing both urgent and routine maintenance tasks for the property and individual units. It is essential that all maintenance activities comply with OSHA standards and Guardian's policies. The Maintenance Technician will also collaborate with other staff and vendors to deliver exceptional service to residents, ensure timely maintenance, and maintain the financial health of the properties.

We are looking for a proactive self-starter who thrives in a collaborative, fast-paced environment. The ideal candidate will be a positive team player, well-organized, and professional. A minimum of one (1) year of experience in property maintenance, building engineering, or a related field is required.

Work Schedule: 40 hours per week, Monday to Friday, 8:00 AM to 5:00 PM.

Compensation: $28.00 per hour plus benefits.

Minimum Qualifications:

  • High school diploma or GED.
  • At least one (1) year of experience in property maintenance or a related field.
  • Basic knowledge of building trades, including plumbing, electrical, and appliance repair.
  • Ability to lift a minimum of 50 lbs.
  • Comfortable working on ladders at heights of 15 feet.
  • Strong attention to detail and organizational skills.
  • Proficient in English, both written and verbal.
  • Effective communication skills.
  • Willingness to complete training requirements in a timely manner.
  • Basic computer literacy and willingness to utilize technology for tasks.
  • Availability for on-call duties during after-hours and weekends as needed.

Preferred Qualifications:

  • CAMT Certification.
  • Experience in construction or carpentry.
  • Access to a reliable vehicle and valid driver's license.
  • CPO (Certified Pool Operator) certification may be required.

Key Responsibilities:

  • Represent Guardian in a professional manner at all times.
  • Assist the Community Manager in meeting property management goals.
  • Ensure compliance with all local, state, and federal regulations.
  • Conduct daily property inspections to maintain excellent curb appeal.
  • Report any potential liabilities or repairs to the supervisor.
  • Manage maintenance supplies and adhere to budgetary guidelines.
  • Respond to service requests and complete work orders promptly.
  • Maintain accurate records of property conditions and maintenance activities.
  • Coordinate with vendors for property maintenance tasks.
  • Be available for emergency calls outside of regular business hours.
  • Maintain confidentiality regarding resident and property information.
  • Record work hours accurately and comply with timekeeping protocols.
  • Collaborate with corporate departments to enhance property maintenance.
  • Continuously seek improvements in processes and outcomes.
  • Perform additional duties as assigned by management.
