Job Description

Bergman KPRS is a leading national General Contractor/Project Management Company specializing in retail, restaurants, automotive, grocery, big box, warehousing, office tenant improvements, development, and specialty projects.

We are seeking a highly motivated and experienced Commercial Construction Project Manager to join our team in Columbus, Ohio. The ideal candidate will have 5-10 years of experience managing commercial, retail, and mixed-use projects and will be responsible for delivering projects on time, within budget, and within scope.

Responsibilities:

  • Coordinate internal resources and third parties/vendors for the flawless execution of projects.
  • Ensure that all projects are delivered on-time, within scope, and within budget.
  • Travel to visit various projects as needed to ensure projects are on schedule and supervise site personnel to ensure projects are being built to plans.
  • Assist in the definition of project scope and objectives, involving all relevant stakeholders to ensure technical feasibility.
  • Ensure resource availability and allocation.
  • Develop a detailed project plan to monitor and track progress, paying attention to critical path and milestones.
  • Manage changes to the project scope, project schedule, and project costs using appropriate verification techniques.
  • Measure project performance using appropriate tools and techniques.
  • Report and escalate to management as needed.
  • Successfully manage the relationship with the client and all stakeholders.
  • Perform risk management to minimize project risks.
  • Establish and maintain relationships with third parties/vendors.
  • Create and maintain comprehensive project documentation requirements.
  • Communicate ideas for improving company processes with a positive and construction attitude, and for developing this attitude in others.
  • Ability to travel if required - 35%.

Requirements:

  • Must have minimum 5 years of experience managing commercial, retail, and mixed-use projects.
  • Candidate should have experience in ground-up, tenant improvement build-out.
  • Candidate should be willing to travel to any project within the mid-west Region as it demands.
  • Complete construction projects by directing construction requirements; comparing construction results to plans; resolving problems.
  • Strong presentation with excellent client-facing and internal communication skills.
  • Maintain effective/positive relationships with Owners, Architects, Engineers, Inspectors, Testing Agencies, subcontractors, and suppliers.
  • Excellent written and verbal communication skills.
  • Solid organizational skills including attention to detail and multi-tasking skills.
  • Must know the basic paper flow necessary in maintaining project document control.
  • Highly motivated and ability to be flexible in a team environment.
  • Must be able to manage multiple workflows including qualifying bids, prime contracts, scheduling, and timely change order processing ensuring sign off on Client approved changes.
  • Computer Literate with strong working knowledge of all Microsoft Office Programs including MS Project, must know Excel, Outlook, and ProCore.
  • Must know how to read and analyze plans, perform take-offs.
