Position Details:

  • Compensation: $40 - $44 per hour (Dependent on Experience)
  • Work Hours: Monday – Friday (9:00 AM - 6:00 PM)
  • Housing: This role does not include a company-provided apartment.
  • Classification: Non-Exempt

Role Summary

Under the guidance of the Regional Manager, the Community Manager will oversee all facets of the apartment community's operations. The selected candidate will be tasked with managing the community and operational budget, aligning with company goals to enhance the net operating income. The Community Manager will ensure the upkeep of the property and foster a quality living experience for residents. Additionally, this role involves cultivating a positive and productive relationship with community team members.

Key Responsibilities

  • Lead and motivate direct reports to achieve set objectives.
  • Address resident concerns and provide effective solutions.
  • Promote resident retention through engagement and support.
  • Prepare and verify lease documentation and related paperwork.
  • Ensure compliance with quality control measures in data recording.
  • Oversee timely posting and depositing of all financial transactions.
  • Maintain delinquency rates below 1% across all properties.
  • Process accounts payable efficiently.
  • Monitor budget adherence and prepare move-out statements promptly.
  • Manage capital expenditure budgets, including project bidding and oversight.
  • Conduct regular inspections of the community to assess conditions and ensure maintenance standards are met.
  • Ensure timely turnover of vacant units in accordance with company policy.
  • Guarantee compliance with Fair Housing regulations.
  • Address risk management issues and ensure safety protocols are followed.
  • Represent the company in legal proceedings as necessary.

Additional Duties

  • Foster a positive and growth-oriented environment for team members.
  • Maintain high occupancy rates through effective market analysis and pricing strategies.
  • Communicate company objectives clearly to staff through training and delegation.
  • Document and address performance issues as they arise.
  • Analyze financial and operational reports to inform budget preparation.
  • Ensure compliance with Fair Housing laws and local regulations.
  • Encourage team participation in training on relevant topics.
  • Perform other related duties as assigned.

Qualifications

  • Bachelor's Degree in Business or a related field is highly preferred.
  • Minimum of 3 years of experience in property or community management at the managerial level.
  • Experience should include managing property operating budgets and achieving solid financial outcomes.

Certifications

  • Property Management Certification is advantageous.

Technical Skills

  • Proficient in computer systems and applications, including property management software.
  • Intermediate skills in Microsoft Office Suite and data management tools.

Physical Requirements

Ability to navigate various locations within the community, including climbing stairs and lifting light objects. Requires coordination and dexterity for office tasks.

Work Environment

Standard office conditions with occasional exposure to outdoor elements. Flexibility in work schedules may be required based on operational demands.
