Position Details:

  • Compensation: $40 - $44 per hour (dependent on experience)
  • Work Hours: Monday – Friday (9:00 AM - 6:00 PM)
  • Housing: This role does not include a company-provided apartment
  • Classification: Non-Exempt

Role Summary

The Community Manager, under the guidance of the Regional Manager, is accountable for the comprehensive management of the apartment community. This includes overseeing the community and operational budget to align with company goals, with a primary focus on maximizing net operating income. The Community Manager will ensure the upkeep of the property and foster a quality living experience for residents. Additionally, this role involves leading the community team effectively to promote a positive work environment.

Key Responsibilities

  • Direct and motivate team members to achieve objectives.
  • Address resident concerns and provide effective solutions.
  • Enhance resident retention strategies.
  • Prepare and verify lease documentation and related paperwork.
  • Support quality assurance by ensuring accurate data entry in compliance with company policies.
  • Ensure timely posting and depositing of all financial transactions.
  • Maintain delinquency rates below 1% across all properties.
  • Process accounts payable promptly.
  • Monitor budget adherence and manage utility expenses effectively.
  • Oversee capital expenditure budgets, including project management from bidding to completion.
  • Conduct regular inspections of the community to assess conditions and ensure maintenance standards are met.
  • Guarantee that vacant units are ready for occupancy within five days.
  • Ensure compliance with Fair Housing regulations.
  • Manage safety and risk management protocols across all communities.
  • Represent the company in legal proceedings as necessary.

Additional Duties

  • Foster a positive and growth-oriented atmosphere for team members.
  • Maintain high occupancy rates through effective team motivation and market awareness.
  • Communicate company goals to staff through regular training and follow-ups.
  • Document and address performance issues promptly.
  • Analyze financial and operational reports to assist in budget preparation.
  • Ensure compliance with Fair Housing laws and local regulations.
  • Encourage staff participation in training programs related to safety and non-discrimination.
  • Perform other related tasks as assigned.

Qualifications

  • Bachelor's degree in Business or a related field is preferred.
  • A minimum of 3 years of experience in property or community management at the managerial level.
  • Experience should include managing property operating budgets and achieving solid financial outcomes.

Certifications

  • Property Management Certification is advantageous.

Technical Skills

  • Proficient in computer systems and applications, including property management software.
  • Intermediate skills in Microsoft Office Suite and other relevant software.

Physical Requirements

This position requires mobility and the ability to navigate various locations within the community, including stairs and other physical activities. The role may involve lifting light objects and requires good manual dexterity for operating office equipment.

Work Environment

The role is primarily office-based but may involve exposure to outdoor elements. Work schedules may vary based on operational needs.
