Position Details:

  • Compensation: $40 - $44 per hour (Dependent on Experience)
  • Work Hours: Monday – Friday (9:00 AM - 6:00 PM)
  • Housing: This role does not include a complimentary apartment unit
  • Classification: Non-Exempt

Role Summary

The Community Manager will oversee all aspects of the apartment community's operations under the guidance of the Regional Manager. This role is pivotal in managing the community and operational budget, aligning with the company's goals, and primarily aiming to enhance the net operating income of the property. The Community Manager will ensure the upkeep of the physical asset while fostering a quality living environment for residents. Additionally, this individual will lead the community team by cultivating a positive and productive work atmosphere.

Key Responsibilities

  • Effectively lead team members to achieve set objectives.
  • Address resident concerns and implement effective solutions.
  • Promote resident retention through engagement strategies.
  • Prepare and verify lease documentation and related paperwork.
  • Support quality assurance by ensuring accurate data entry in compliance with company policies.
  • Ensure timely posting and depositing of all financial transactions.
  • Maintain delinquency rates below 1% across all properties.
  • Process accounts payable efficiently.
  • Monitor budget adherence, utility expenses, and payroll accuracy.
  • Manage capital expenditure budgets, including project bidding and oversight.
  • Conduct regular inspections of the community to assess conditions and report any potential liabilities.
  • Ensure timely turnover of vacant units in accordance with company policies.
  • Ensure compliance with Fair Housing regulations for all team members.
  • Address all risk management issues, including reasonable accommodations.
  • Oversee safety and risk management functions at all community sites.
  • Guide site staff in representing the company during legal proceedings.

Additional Duties

  • Foster a positive work environment that encourages team growth.
  • Maintain high occupancy rates through effective team motivation and market awareness.
  • Provide timely and professional written communication.
  • Effectively convey company objectives through training and delegation.
  • Address and document performance-related issues promptly.
  • Analyze financial and vacancy reports and assist in budget preparation.
  • Document discrepancies in reporting in line with company policy.
  • Exhibit knowledge of office practices and prioritize tasks effectively.
  • Ensure compliance with Fair Housing regulations and local laws.
  • Facilitate staff participation in training on fair housing and safety protocols.
  • Perform other related duties as assigned.

Qualifications

  • Bachelor's Degree in Business or a related field is highly preferred.
  • A minimum of 3 years of experience in property or community management at the Community Manager level.
  • Experience should include managing property operating budgets and achieving solid financial results.

Certifications

  • Property Management Certification is a plus.

Technical Skills

  • Proficient in computer systems and applications, including property management software.
  • Intermediate knowledge of Microsoft Office Suite and internet applications.
  • Ability to perform basic office tasks and manage communications effectively.

Physical Requirements

Position requires mobility and the ability to navigate various locations, including stairs. May involve lifting items up to 10 pounds. Must possess adequate vision and hearing to perform job functions effectively.

Work Environment

Typical office setting with periodic exposure to outdoor elements. Must be able to access all areas of the community and amenities.
