Position Summary:

Nippon Life Global Investors Americas (NLGIA) is on the lookout for a Senior Vice President to oversee investments in its expanding U.S. real estate portfolio. The ideal candidate will possess a robust understanding of real estate across various sectors and risk profiles, coupled with extensive experience in selecting, underwriting, and monitoring pooled funds within North America. A well-established network of relationships with fund managers is highly desirable. This role is based in New York.

NLGIA, a subsidiary of Nippon Life Insurance Company in Japan, specializes in managing foreign investments for its general account. Nippon Life Insurance Company is recognized as one of the largest insurance firms globally.

Key Responsibilities:

  • Drive the sourcing and evaluation of fund investments that align with Nippon Life's strategic objectives for a growing real estate portfolio.
  • Engage proactively with a network of relationships to identify top-tier investment managers and assess emerging investment trends.
  • Conduct thorough due diligence on investment opportunities, including strategic review, structural analysis, manager capabilities, historical performance, and investment-specific risks.
  • Facilitate meetings and site visits to engage with key members of each manager's platform and evaluate representative assets for proposed opportunities.
  • Prepare comprehensive investment memoranda that reflect the findings from the due diligence process, meetings, investor strategic goals, and market insights.
  • Present investment proposals to the global investment committee.
  • Collaborate with external legal and tax advisors to negotiate protective and preferential terms for both new and existing investments, including European real estate opportunities.
  • Work closely with a global team throughout the fund selection and portfolio construction process, fostering open dialogue and consideration of diverse perspectives.
  • Monitor the existing portfolio through regular reviews, meetings with managers, investment announcements, and ad hoc requests from the parent company.
  • Support the implementation of ESG initiatives and their measurement across the portfolio.
  • Collaborate with the team on reporting to the firm and parent company, including quarterly updates, investment activities, and market insights.
  • Participate in investment conferences and seminars to enhance company visibility and engagement within the industry.
  • Incorporate operations teams and global service providers in managing investment-related activities.
  • Mentor junior team members as applicable and participate in the hiring process for new team members.
  • Perform additional duties as assigned.

Qualifications:

  • 7+ years of relevant experience in real estate, ideally within an institutional investment context (insurance company, pension fund, endowment, foundation, sovereign wealth fund, or family office), investment consultancy, investment management, or private equity real estate.
  • Strong academic credentials, including a Bachelor's degree in a Business or Economics-related field; an MBA and/or CFA designation is preferred.
  • Exemplary professional demeanor when interacting with senior members of the investment community.
  • Willingness to travel domestically as required, particularly during peak conference seasons.
  • Proficient in MS Office, particularly advanced Excel skills; familiarity with industry market research sources and database analytics is advantageous.
  • Exceptional analytical, writing, and verbal communication skills; ability to evaluate asset quality and strategy feasibility.
  • Understanding of broader Real Asset Investments, including infrastructure and agriculture asset classes, is beneficial but not mandatory.
  • Experience with international/global organizations is a plus.
  • Proactive, detail-oriented, and capable of thriving in a collaborative global environment.
  • A flexible team player who can adapt to changing circumstances.

Compensation and Benefits:

The anticipated annual base salary for this position ranges from $150,000 to $185,000. Offers are typically not made at or near the top of this range. Salary considerations include a variety of factors such as relevant skills, training, experience, education, and applicable certifications. Market and organizational factors are also taken into account. In addition to a competitive salary and a comprehensive employee benefits package, successful candidates may be eligible for a discretionary bonus based on both quantitative and qualitative performance metrics.
