Maintenance Operations Manager

We are seeking a highly skilled and experienced Maintenance Operations Manager to join our team at Resolute Road Hospitality. As a key member of our facilities management team, you will be responsible for overseeing the day-to-day and long-term operations of our maintenance department.
Key Responsibilities- Develop and Administer Preventative Maintenance Schedule
- Complete work orders in a timely manner and ensure all work orders are properly documented
- Monitor the general condition of the building and surroundings at all times, walking the property regularly
- Maintain knowledge of all types of mechanical equipment, including chillers, boilers, water softeners, and refrigeration equipment, plumbing and electrical systems, and hotel shuttle
- Maintain knowledge of local building code and other applicable building laws; blueprint reading; and building construction
- Manage the sourcing, interviewing, culture training, and ongoing development of the maintenance department, with a focus on team member satisfaction, productivity, and guest satisfaction
- Ensure all fire and safety inspections are completed and any discrepancies are corrected
- Obtain pricing and bids or develop cost estimates as directed
- Monitor supplies and maintain working order of tools and equipment, maintain respective inventories, complete orders as necessary
- Ensure a monthly tool inventory is completed and documented
- Ensure all monthly, quarterly, and yearly documentation, including but not limited to preventative maintenance forms and brand standard required documentation, is completed and turned into the General Manager for review in accordance with brand/company policy
- Maintain a clean and safe working space
- Ensure all monthly, quarterly, and yearly inspections are done timely, accurately, and responded to as appropriate
- Schedule outside contractor work, including fire systems and equipment as necessary
- Maintain pool and spa, performing chemical testing and maintaining up-to-date logbooks
- Respond to guest requests and complaints timely, efficiently, appropriately, and in a friendly manner
- Maintain a professional image at all times through appearance and dress
- Follow Company policies and procedures and effectively communicate them to subordinates
- Operate the hotel in accordance with all federal, state, and local laws, including OSHA, EEOC, wage and hour, and health code laws
- May fill in as a hotel shuttle driver, transporting guests to various destinations
- Other duties as assigned by supervisor or management
- Specialization in technical crafts (HVAC, electrical, plumbing, etc.) is required; an ability to advance knowledge in these areas and to mentor others is essential
- Proficiently speak, read, write, and comprehend the English language; ability to speak other languages in a multicultural work environment can be extremely helpful in facilitating good communication among all hotel team members
- Able to read and write to facilitate the communication process
- Able to present technical ideas to management
- Able to work independently with minimal supervision and desire to participate as part of a team
- Lead and be a role model for all team members
- Basic knowledge of budget development and analysis and monthly financial analysis
- Able to assess/evaluate team member performance in a fair and consistent manner
- Able to make decisions with only general policies and procedures available for guidance
- Able to work in a fast-paced environment
- Able to prioritize, organize, and manage multiple tasks
High school diploma or GED equivalent; two years of college or vocational training in electrical or mechanical engineering or plumbing, preferred. Three to five years in facilities maintenance, plant operations, or engineering services required. Previous supervisory experience preferred. Previous hospitality experience preferred.
Supervisory ResponsibilitiesWill be responsible for providing duties, tasks, and other general guidance for the Maintenance team.
Licenses or CertificatesValid driver's license required. Pool certification required, or ability to attain within 60 days. Certification or specialization in one or more technical craft (HVAC, electrical, plumbing, etc.) preferred.
