Key Responsibilities:

  • Supervise maintenance personnel, including technicians and groundskeepers, ensuring effective assignment of work orders and providing necessary training and guidance.
  • Oversee complex repair tasks performed by maintenance staff while assisting with routine maintenance as required.
  • Conduct regular property inspections to identify maintenance requirements, safety risks, and compliance issues.
  • Ensure adherence to safety regulations and relevant laws, standards, and procedures.
  • Maintain comprehensive records of maintenance activities, including work orders, preventative maintenance schedules, and training documentation.
  • Perform inspections of units designated as 'ready for move-in' prior to occupancy.
  • Manage significant capital projects and renovation timelines to meet established objectives.
  • Ensure proficient use of community management software in accordance with company policies.
  • Monitor maintenance inventory levels based on property requirements while adhering to budget constraints.
  • Assist in vendor management and coordinate with external contractors and service providers as needed.
  • Communicate with the Community Manager regarding the overall maintenance status and team performance.
  • Participate in after-hours emergency on-call rotation and assist with snow removal as necessary.
  • Exercise sound judgment in evaluating work quality and communicate issues constructively.
  • Adhere to all safety protocols as outlined in the Employee Handbook and standard operating procedures.
  • Maintain a professional demeanor and consistently represent the company positively.

Qualifications:

  • Minimum of two years of supervisory experience.
  • At least three years of experience in maintenance roles.
  • Strong time management skills with the ability to prioritize tasks effectively.
  • Excellent written and verbal communication abilities.
  • Basic computer proficiency, including familiarity with Microsoft Office and property management software.
  • In-depth knowledge of plumbing, electrical systems, HVAC, CPO, and carpentry is highly desirable.
  • Valid driver's license and reliable transportation are required.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds.
  • Capability to stand, walk, and climb ladders for extended periods.
  • Willingness to work outdoors in various weather conditions.
