Key Responsibilities:

  • Supervise and coordinate the activities of maintenance technicians, groundskeepers, and housekeepers, including assigning work orders and providing guidance and training as necessary.
  • Oversee complex repairs executed by maintenance staff while assisting with routine maintenance tasks as needed.
  • Conduct regular property inspections to identify maintenance requirements, safety concerns, and compliance with codes.
  • Ensure adherence to safety regulations and other applicable laws and standards.
  • Maintain comprehensive records of maintenance activities, including work orders, preventative maintenance schedules, invoices, and training documentation.
  • Perform inspections of units marked as ready for occupancy prior to tenant move-in.
  • Manage large-scale capital projects and renovation timelines to ensure objectives are achieved.
  • Ensure proficient use of community management software in accordance with Roundhouse policies.
  • Monitor and manage maintenance inventory based on property requirements while adhering to budget constraints.
  • Assist in vendor management and coordinate with external contractors and service providers as needed.
  • Communicate effectively with the Community Manager regarding the overall maintenance status of the property and staff performance.
  • Participate in after-hours emergency on-call rotation and assist with snow removal as required.
  • Exercise sound judgment in evaluating work quality and communicate issues constructively.
  • Adhere to all safety protocols as outlined in the Employee Handbook and standard operating procedures.
  • Maintain a professional demeanor and represent the company positively at all times.

Qualifications:

  • Minimum of two years of supervisory experience.
  • At least three years of experience as a maintenance technician.
  • Exceptional time management skills with the ability to prioritize tasks effectively.
  • Strong written and verbal communication skills.
  • Basic computer proficiency, including familiarity with Microsoft Office and property management software.
  • In-depth knowledge of plumbing, electrical, HVAC, CPO, and carpentry systems is highly desirable.
  • Valid driver's license and reliable transportation are required.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds.
  • Capability to stand, walk, and climb ladders for extended periods.
  • Willingness to work outdoors in various weather conditions.
