Role Overview:

The primary responsibility of the Residential Sales Advisor is to manage and facilitate the home purchasing process, ensuring a seamless experience that leaves customers delighted and satisfied.

Key Responsibilities:

  • Facilitate the sale, processing, and closing of homes in alignment with company objectives, aiming to create satisfied customers.
  • Complete the mandatory training programs within the first month of employment.
  • Engage in community outreach and participate in company events to enhance visibility.
  • Utilize company tools to assist home buyers and realtors, guiding them through model homes and available properties.
  • Maintain consistent communication with clients from initial inquiry through to post-closing follow-up, documenting all interactions.
  • Travel within the local area to generate sales through networking with realtors and referrals.
  • Develop a comprehensive understanding of the competitive landscape, including products, local demographics, and marketing strategies.
  • Track daily customer interactions using designated company tools.
  • Prepare and submit regular reports on sales activities and customer engagement.
  • Participate in homeowner orientations and assist customers with their selections.
  • Contribute to local marketing initiatives and promotional activities.
  • Coordinate with field teams to ensure the upkeep of sales centers and model homes.
  • Attend sales meetings to discuss neighborhood performance and strategies.
  • Assist in the preparation of documentation necessary for timely escrow closures.
  • Perform additional duties as assigned.

Qualifications:

  • Minimum of one year of experience in the homebuilding sector.
  • High school diploma or GED is required; equivalent work experience may be considered.
  • A valid real estate license is mandatory.
  • Possession of a valid driver's license is required.
  • Regular attendance and punctuality are essential.
  • Understanding of real estate regulations is necessary.
  • Familiarity with construction, mortgage, finance, and escrow processes is advantageous.
  • Strong communication skills and organizational abilities are essential.
  • A positive, self-motivated attitude with the ability to meet goals independently.
  • Ability to interact effectively with colleagues, clients, and real estate professionals.
  • Maintain operational hours of the sales center.
  • Follow supervisory directives and adhere to company policies.
  • Problem-solving skills are essential.
  • Commitment to personal development in sales and digital skills.
  • Proficiency in computer applications and social media platforms.
  • Intermediate knowledge of Microsoft Office is required.
  • A strong work ethic and receptiveness to feedback are crucial.

Physical Requirements:

This role is primarily active, involving office tasks and walking in various weather conditions to visit homesites. A valid driver's license is necessary for customer transportation and community engagement. Ability to operate a computer and phone equipment is required, along with the capacity to lift supplies weighing up to 25 pounds.

Compensation Overview:

The expected base salary for this position is approximately $32,739 annually, subject to adjustments based on qualifications, location, and operational factors.
