Job Overview

POSITION: Property Leasing and Marketing Supervisor (Full-time, Non-Exempt)

COMPENSATION: In accordance with CO regulations, if this role is performed in CO, the salary range is $27 - $29 plus bonus potential. Eligible for participation in the company benefits plan, which includes health, vision, dental, and pet insurance. Additional benefits include a 401(k) retirement plan, student loan assistance, licensing and continuing education reimbursement, parental leave, and housing allowances or gifts.

ROLE SUMMARY

As the Property Leasing and Marketing Supervisor, you will play a crucial role in supporting the Community Manager in overseeing all facets of property operations, with a primary focus on leasing, marketing, resident engagement, and community functions. The objective is to achieve full occupancy by retaining current residents, leasing available units, and pre-leasing future openings.

KEY RESPONSIBILITIES (Including but not limited to)

  • Implement Company leasing standards and procedures to warmly welcome prospective clients, assess their needs and preferences, professionally showcase the property and available units, utilize effective selling techniques, close sales, and conduct follow-ups.
  • Professionally manage incoming phone inquiries, ensuring appropriate handling whether the caller is a prospective client, existing client, internal team member, or vendor.
  • Complete lease applications and assist in the verification process, promptly notifying prospective clients of the outcomes.
  • Maintain accurate client records in line with Company policy. Update daily reports regarding notices to vacate, vacancy statuses, activity logs, etc.
  • Ensure the tour route is well-maintained to enhance curb appeal.
  • Assist residents with daily tasks as part of the community's concierge services.
  • Engage in Cardinal U training as required.

QUALIFICATIONS

  • 1-2 years of experience in customer service and sales.
  • Exceptional communication skills.
  • High-energy individual who thrives in a fast-paced environment.
  • Passionate about delivering outstanding service.
  • Excellent customer service skills, characterized by a warm, friendly, and helpful demeanor both in person and over the phone.
  • Basic computer proficiency, including typing and writing skills for correspondence and reports.
  • High School Diploma or equivalent.
  • Availability to work evenings and weekends.
  • Ability to embody the Cardinal Culture and uphold Cardinal Core Values consistently.

While performing the duties of this role, the Team Member is regularly required to use hands for typing, handling, or feeling, and to communicate verbally. Regular activities include standing, walking, reaching with hands and arms, and climbing, stooping, or squatting. Team Members must be able to access all areas of the property and amenities and work in various weather conditions.

Team Members must be capable of pushing, pulling, lifting, carrying, or maneuvering weights of up to twenty (20) pounds. Specific vision abilities required for this role include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Occasional travel may be necessary to assist properties as needed, attend training sessions, or fulfill other responsibilities related to this position.
