Job Overview

The Community Engagement Specialist plays a pivotal role in promoting the community and achieving leasing objectives. This position prioritizes the needs and requests of both prospects and residents, ensuring a high level of professionalism and courtesy at all times.

Reports to: Community Manager
Direct Reports: None

Key Responsibilities:
The following duties outline the responsibilities of the Community Engagement Specialist and may be adjusted as community needs evolve.

Leasing & Marketing
  • Develop and implement marketing strategies aimed at meeting occupancy targets.
  • Monitor and analyze daily and weekly leasing reports to make informed pricing recommendations for optimal revenue growth.
  • Ensure compliance with corporate policies and Fair Housing regulations by the leasing team.
  • Accurately input data into the management system to facilitate effective follow-up.
  • Promote a positive image of the community to achieve property goals and enhance public recognition.
  • Utilize effective marketing techniques to generate and track prospective resident traffic.
  • Oversee all necessary tasks to finalize leasing agreements, including scheduling appointments, generating leads, conducting tours, and maintaining the model unit.
  • Timely completion and submission of required documentation such as market surveys and service requests.
  • Regularly update social media platforms to promote the community.
  • Coordinate renewal initiatives, including event planning and Community Ambassador activities.
Administrative Duties
  • Maintain confidentiality regarding client, resident, and company information.
  • Participate in all staff meetings and any special sessions as required.
  • Adhere to company policies and procedures.
  • Ensure a clean and professional workspace.
  • Accurately report time and attendance.
  • Understand and communicate lease agreements and related documents to residents and prospects.
  • Engage in all move-in and move-out processes.
  • Manage time effectively and efficiently.
  • Assist with corporate projects as needed.
Financial Oversight
  • Maximize revenue and occupancy rates.
  • Conduct marketing activities within the established budget, seeking prior approval for any deviations.
Team Development
  • Ensure adherence to company protocols by all team members.
  • Train leasing staff on effective marketing strategies targeted at student populations.
  • Familiarize and train the leasing team on lease agreements and related documents.
Customer Relations
  • Understand and exceed the expectations of residents, prospects, clients, and vendors.
  • Maintain effective communication with residents, parents, and university representatives.
  • Create and distribute monthly newsletters and resident communications.
  • Facilitate roommate mediation and resolve resident conflicts by promoting respect for individual differences.
  • Engage in resident retention initiatives.
Property Management
  • Assist the Community Manager in developing and executing successful turnover plans.
  • Regularly inspect the property to identify and address maintenance concerns.
  • Support the Community Manager and maintenance team in conducting quarterly unit inspections.
Safety & Compliance
  • Understand, communicate, and enforce community safety and emergency policies.
  • Document and address resident behaviors that violate community standards.
  • Identify and report safety risks to the Community Manager.
  • In the absence of the Community Manager, prepare incident reports as necessary.
  • Assist in managing emergency situations in collaboration with the corporate team.
