Role Responsibilities: This position involves supporting the Community Manager in various operational tasks, including reporting, rent processing, leasing, marketing, and supervising the community and staff in the absence of the Community Manager.

Essential Qualities: The ideal candidate must demonstrate a high level of professionalism and a commitment to positive interactions with residents and staff.

Success in this role is driven by the relationships built within the community, including partnerships with vendors and social services.
  • Professional Demeanor: Maintain an open and professional attitude when addressing resident and staff concerns, utilizing organizational resources and leadership support as needed.
  • Positive Engagement: Exhibit active listening skills and recognize the importance of your role in the success of Avanath, ensuring that all residents and staff feel valued and heard.

Qualifications:

  • Minimum of 2 years of experience in a similar role.
  • Experience with LIHTC/Tax Credit Programs is highly preferred.
  • Exceptional communication skills and a strong commitment to customer service.
  • Proven experience in bookkeeping and rent collection.
  • Comprehensive knowledge of landlord/tenant laws and Fair Housing regulations.
  • Excellent interpersonal skills, capable of interacting with diverse personalities.
  • Organized and resourceful with solid computer skills, including proficiency in Windows applications (Word, Excel) and property management software.

Key Responsibilities:

Resident Relations & Customer Service:

  • Deliver outstanding customer service at all times.
  • Enhance resident satisfaction and retention by promptly addressing complaints and inquiries.
  • Serve as a resource for residents regarding community living and payment processes.
  • Plan and execute resident appreciation events.
  • Maintain confidential resident files.
  • Assist with leasing duties, including conducting property tours for prospective residents.

Financial Management:

  • Oversee all financial transactions, including rent and security deposit collections.
  • Review resident accounts for outstanding balances and implement collection procedures as necessary.
  • Assist with monthly reporting and property inspections.
  • Collaborate with the Community Manager and Regional Manager to discuss community performance.

Staff Leadership:

  • Foster a service-oriented environment through professional appearance and conduct.
  • Supervise property operations and staff in the absence of the Community Manager.
  • Support leasing staff in adhering to Fair Housing guidelines.

Compliance and Regulations:

  • Conduct all activities in accordance with company policies, Fair Housing laws, and relevant regulations.
  • Manage compliance documentation as directed.
  • Follow established procedures for evictions and legal proceedings.

Physical Requirements:

  • This position is classified as essential staff, requiring adherence to safety protocols.
  • Frequent sitting and walking, along with repetitive use of computers and phones.
  • Ability to read, write, perform calculations, and communicate effectively.
  • May involve working in elevated areas and on uneven surfaces.
