Role Overview: Assistant Project Manager

The primary responsibility of the Assistant Project Manager is to support the Project Managers and Senior Project Manager in the execution of site development projects. This includes overseeing the installation of essential infrastructure such as utilities, roadways, hardscapes, amenities, landscaping, and irrigation systems. The role involves managing site contractors, scheduling utility installations, and coordinating necessary inspections to ensure timely and budget-compliant delivery of home sites. Additionally, maintaining compliance with NPDES regulations through inspection coordination and verification is crucial.

Key Responsibilities

  • Assess and analyze civil engineering, hardscape, landscape, and amenity plans.
  • Manage development contracts, proposals, and documentation for vendors involved in property development.
  • Supervise the construction of amenities and hardscapes.
  • Participate in weekly field meetings with contractors and engineers.
  • Facilitate collaboration among subcontractors, consultants, regulatory agencies, utility providers, and the development department to ensure project timelines and budgets are met.
  • Review, approve, and process contractor and consultant invoices, ensuring timely payment through BuildPro.
  • Attend final inspections and maintenance bond evaluations, coordinating punch list items and follow-up inspections while managing bond releases with municipalities.
  • Utilize the land development department's filing systems effectively.
  • Oversee SWPPP management and compliance.
  • Regularly update land pipeline tracking reports.

Qualifications

  • A minimum of a high school diploma or equivalent is required; a Bachelor's degree is preferred.
  • One to three years of experience in land development or vertical construction, or a Bachelor's degree in Civil Engineering, Construction Management, or a related field.
  • A valid driver's license and a clean driving record are mandatory.
  • Ability to read, interpret, and evaluate civil engineering and development plans.
  • Strong written, verbal, organizational, computer, and mathematical skills.
  • A professional demeanor to positively represent the company.
  • Capability to manage multiple detail-oriented tasks with concurrent deadlines in a professional manner.
  • Proficiency in Microsoft Word, Excel, Project, and Outlook; familiarity with CAD and BuildPro scheduling systems is advantageous.

Compensation & Benefits Overview:

The expected base compensation for this position ranges from an hourly rate of $48, subject to adjustments based on qualifications, geographic pay differentials, and operational considerations.
