Overview

The Senior Site Acquisition Expert plays a crucial role in supporting Regional Leads by overseeing and coordinating all facets of leasing, zoning, permitting, and collaborating with property owners to facilitate equipment modifications and/or initiate new site developments.

This role is pivotal in driving the successful execution of site acquisition tasks throughout the project lifecycle leading into construction. The expert will lead, inspire, and guide the site acquisition team while formulating strategies that align with and surpass client expectations. This position entails managing daily project schedules, financials, and maintaining relationships with both internal and external stakeholders. The expert will be actively involved in the daily operations aimed at achieving project objectives and financial adherence.

This is a remote position; however, candidates must reside in proximity to the Dallas/Fort Worth area and be available for site visits and meetings with local authorities.

Compensation Range: $60,000 - $65,000, based on experience.

Key Duties and Responsibilities:

  • Oversee project budgets, financial tracking, reporting, and project closure.
  • Ensure alignment with the client's monthly performance objectives.
  • Collaborate with the scoping team to ensure accurate Statements of Work are established.
  • Address site-related issues both prior to and following construction.
  • Provide guidance on site-specific acquisition challenges as they arise.
  • Mentor Site Acquisition Specialists across all areas of site acquisition.
  • Conduct training for staff and monitor their performance and development.
  • Establish timelines for each milestone in the site acquisition process and hold team members accountable.
  • Manage financial aspects for each project effectively.
  • Prepare and deliver daily and weekly status reports to clients and internal teams.
  • Provide site-specific updates as required to clients.
  • Supervise local and national teams, driving them towards achieving company and client objectives.
  • Set performance goals, offer guidance, and conduct evaluations for Site Acquisition Specialists.
  • Equip staff with the necessary tools and strategies for success.
  • Act as a liaison between the site acquisition team and departments such as RF, construction, and compliance.
  • Receive updates and provide forecasts for all site acquisition activities.
  • Prioritize tasks for Site Acquisition Specialists and external vendors.
  • Negotiate pricing and manage payments to external vendors.
  • Resolve site acquisition-related issues effectively.
  • Ensure projects adhere to milestones, schedules, and other timeline requirements.
  • Provide timely updates on project status to supervisors.
  • Participate in meetings and conference calls with clients or vendors.
  • Prepare and present daily and weekly update reports to clients and company personnel.
  • Develop and maintain strong working relationships with clients and vendors.
  • Analyze project finances to address variances in budgets and vendor purchase orders.
  • Responsible for managing the financials for each individual project.
  • Perform other duties as assigned.
Qualifications

Skills and Experience:

  • Bachelor's degree or a minimum of eight years of progressive experience in a related field.
  • Three to five years of experience in project management or senior site acquisition roles, or related areas within a communications systems company.
  • Extensive knowledge of business processes, including financial management of projects.
  • In-depth understanding of the site acquisition process, including A&E, regulatory compliance, and data management.
  • Strong financial acumen and training.
  • Experience managing high-volume projects.
  • Proven ability to lead, mentor, and manage a team of Site Acquisition Specialists.
  • Excellent diplomatic and interpersonal skills.
  • Experience in project management scheduling.
  • Familiarity with the wireless industry.
  • Skills in risk management, contingency planning, and decision-making.
  • Demonstrated ability to negotiate complex or sensitive issues to achieve favorable outcomes.
  • Exceptional analytical, team-building, and project management capabilities.
  • Proficient in Excel, Microsoft Office, and database usage.
  • Willingness to travel as necessary.
  • Additional duties as assigned.

Business skills should encompass strong leadership and negotiation capabilities, a customer-oriented approach, excellent conflict management skills, superior analytical and problem-solving abilities, and effective communication skills, both oral and written. A consultative approach with a focus on profitability and margin is essential.
