Overview

The Senior Site Acquisition Manager plays a crucial role in supporting Regional Leads by overseeing and coordinating all facets of leasing, zoning, permitting, and collaborating with property owners to facilitate equipment modifications and/or initiate new site constructions.

This position is instrumental in driving the successful completion of site acquisition activities throughout the project lifecycle, culminating in construction. The role involves leading, motivating, and guiding the site acquisition team, while formulating strategies that align with and surpass client expectations. It encompasses managing daily project schedules, financial tracking, and maintaining relationships with both internal and external stakeholders. The Senior Site Acquisition Manager is accountable for ensuring that baseline responsibilities are met for successful project outcomes and actively participates in daily operations to uphold performance and profitability standards.

This is a remote position; however, candidates must reside near the Dallas/Fort Worth area and be available for site visits and meetings with local authorities.

Salary Range: $60,000 - $65,000, based on experience.

  • Oversee project budgets, financial tracking, and reporting, ensuring effective project close-out.
  • Maintain alignment with the client's monthly performance objectives.
  • Collaborate with the scoping team to ensure accurate Statements of Work are executed.
  • Address site-related issues before and after construction.
  • Provide direction and support for site-specific acquisition challenges as they arise.
  • Mentor Site Acquisition Specialists across all aspects of site acquisition.
  • Conduct training for staff and monitor their performance and development.
  • Establish timelines for site acquisition milestones and hold team members accountable for achieving these targets.
  • Manage financial aspects for each project effectively.
  • Prepare and deliver daily and weekly progress reports to clients and internal teams.
  • Update clients on site-specific developments as necessary.
  • Lead local and national teams towards achieving company and client objectives.
  • Set performance goals, provide guidance, and conduct evaluations for Site Acquisition Specialists.
  • Equip staff with the necessary tools and strategies for success and independence.
  • Act as a liaison between the site acquisition team and departments such as RF, construction, and compliance.
  • Receive updates and provide forecasts for all site acquisition activities.
  • Prioritize tasks for Site Acquisition Specialists and external vendors.
  • Negotiate pricing and manage payments to external vendors.
  • Resolve site acquisition challenges effectively.
  • Oversee all aspects of site acquisition.
  • Ensure projects adhere to milestones, schedules, and other timeline requirements.
  • Provide timely project status updates to supervisors.
  • Participate in meetings and conference calls with clients or vendors.
  • Develop and nurture professional relationships with clients and vendors.
  • Analyze project finances to reconcile budget variances and vendor purchase orders.
  • Manage financial responsibilities for each individual project.

Qualifications

Skills and Experience

  • Bachelor's degree or a minimum of eight years of progressive experience in a related field.
  • Three to five years of experience in project management or senior site acquisition roles, preferably within a communications systems company.
  • Extensive knowledge of business processes, including project financial management.
  • Thorough understanding of the site acquisition process, including architecture and engineering, regulatory compliance, and data management.
  • Strong financial acumen and training.
  • Experience managing high-volume projects.
  • Proven ability to lead, mentor, and manage a team of Site Acquisition Specialists.
  • Excellent diplomatic and interpersonal skills.
  • Experience in project management scheduling.
  • Familiarity with the wireless industry.
  • Skills in risk management, contingency planning, and decision-making.
  • Demonstrated ability to negotiate complex or sensitive issues to favorable outcomes.
  • Exceptional analytical, team-building, and project management capabilities.
  • Proficient in Excel, Microsoft Office, and database usage.
  • Willingness to travel as required.
