Overview

The Senior Site Acquisition Manager plays a pivotal role in supporting Regional Leads by overseeing and orchestrating all facets of leasing, zoning, permitting, and collaborating with property owners to facilitate equipment modifications and/or initiate new site constructions.

This role is instrumental in driving the successful execution of site acquisition tasks throughout the project lifecycle, culminating in construction. The incumbent will lead, inspire, and guide the site acquisition team, formulating strategies that not only meet but exceed client expectations. Responsibilities include managing daily project schedules, financial tracking, and maintaining robust customer relationships. The role encompasses baseline responsibilities essential for project success and requires active participation in daily operations to ensure adherence to performance objectives and financial targets.

This is a remote position; however, candidates must reside in proximity to the designated area and be available for site inspections and meetings with relevant authorities.

Salary Range: $60,000 - $65,000, commensurate with experience.

  • Oversee project budgets, financial tracking, and project closure.
  • Ensure alignment with the client's monthly performance objectives.
  • Collaborate with the scoping team to confirm accurate Statements of Work.
  • Address site-related issues both pre and post-construction.
  • Provide expert guidance on site-specific acquisition challenges as they arise.
  • Mentor Site Acquisition Specialists across all dimensions of site acquisition.
  • Conduct training sessions and monitor team performance and development.
  • Establish timelines for site acquisition milestones and hold team members accountable.
  • Manage financial aspects for each project effectively.
  • Prepare and deliver daily and weekly status reports to clients and internal stakeholders.
  • Offer site-specific updates as required.
  • Lead local and national teams towards achieving company and client objectives.
  • Set performance goals, provide guidance, and conduct evaluations for Site Acquisition Specialists.
  • Equip staff with the necessary tools and strategies for success.
  • Act as a liaison between the site acquisition team and other departments.
  • Gather updates and provide forecasts for all site acquisition activities.
  • Prioritize tasks for Site Acquisition Specialists and external vendors.
  • Negotiate pricing and manage payments to external vendors.
  • Resolve site acquisition challenges as they occur.
  • Oversee all dimensions of site acquisition.
  • Ensure projects adhere to timelines and milestone requirements.
  • Provide timely updates on project status to supervisors.
  • Participate in meetings and conference calls with clients or vendors.
  • Prepare and present daily and weekly reports to clients and company personnel.
  • Foster and maintain strong working relationships with clients and vendors.
  • Analyze project finances to address discrepancies in budgets and vendor orders.
  • Be responsible for managing financials for each project.

Qualifications

Skills and Experience:

  • Bachelor's degree or a minimum of eight years of progressive experience in a related field.
  • Three to five years of experience in project management or senior site acquisition roles within a communications systems company.
  • Comprehensive understanding of business processes, particularly financial management of projects.
  • In-depth knowledge of the site acquisition process, including architecture and engineering, regulatory compliance, and data management.
  • Strong financial acumen and training.
  • Experience managing high-volume projects.
  • Proven ability to lead, mentor, and develop a team of Site Acquisition Specialists.
  • Excellent diplomatic and interpersonal skills.
  • Experience in project management scheduling.
  • Familiarity with the wireless industry.
  • Strong risk management and decision-making capabilities.
  • Demonstrated ability to negotiate complex issues to achieve favorable outcomes.
  • Exceptional analytical, team-building, and project management skills.
  • Proficient in Excel, Microsoft Office, and database management.
  • Willingness to travel as necessary.
  • Additional duties as assigned.
