We are seeking a Multi-site Property Operations Manager to oversee the management and marketing of our diverse portfolio in the Central Ohio region. Ideal candidates will possess a strong understanding of property management sales strategies, exhibit an entrepreneurial spirit, and demonstrate accountability for their results. A proven track record in the industry, along with the motivation to excel, is essential. Candidates should thrive under pressure, maintain a positive demeanor, and have the ability to set and achieve company objectives. Strong communication skills, both verbal and written, along with extensive experience in delivering outstanding customer service, are crucial for success in this role.

Key Responsibilities:

  • Attract prospective tenants through effective marketing and networking; evaluate tenant applications; and ensure timely occupancy of vacant units.
  • Prepare and clarify lease agreements for tenants.
  • Establish rental pricing, negotiate terms, and enforce lease conditions.
  • Manage rent collection and other associated fees.
  • Address tenant inquiries and conduct inspections of vacated properties.
  • Oversee and coordinate repair and maintenance services.
  • Maintain comprehensive records of financial transactions, lease agreements, tenant complaints, and maintenance activities.
  • Generate reports detailing the financial performance of managed properties.
  • Facilitate lease terminations and initiate eviction processes when necessary.
  • Coordinate with external vendors for services such as landscaping and snow removal as required.

Qualifications:

  • 3-5 years of experience in conventional/market rate property management, encompassing both residential and commercial leasing.
  • Management experience should include oversight of office staff and maintenance teams.
  • A high school diploma is required; a bachelor's degree or equivalent business experience is advantageous.
  • Proficiency in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.
  • Willingness to travel to various locations as needed for operational purposes.
  • Ability to communicate effectively and diplomatically with diverse individuals.
  • Proven ability to deliver results in an independent work environment while adhering to company policies.
  • Strong analytical skills to interpret financial data.
  • Meticulous attention to detail.
  • Familiarity with fair housing regulations is essential.
