Role Summary
This role is integral in assisting Real Estate Dealmakers with the strategic planning and execution of real estate capital initiatives, including lease renewals and new store openings. The Leasing Specialist will collaborate closely with various departments to ensure seamless project management and execution.
Key Responsibilities
- Facilitate weekly collaborative meetings focused on store planning, ensuring all projects are well-documented and meet stakeholder expectations.
- Maintain and verify the accuracy of project timelines and location data within our tracking systems.
- Work alongside internal teams to oversee project timelines, budget constraints, and overall objectives.
- Draft comprehensive construction scope letters for landlords to support store planning and leasing activities.
- Serve as the primary liaison for capital projects, coordinating between Real Estate, Store Design, Construction, and other key departments to ensure timely and budget-compliant project delivery.
- Communicate essential store planning updates to ensure all teams are informed and equipped to manage potential risks and costs.
- Ensure that all store planning and construction activities align with technical requirements and receive necessary approvals for timely execution.
- Identify opportunities to enhance project efficiency and reduce lead times while maintaining quality standards.
- Prepare financial analyses to evaluate lease renewals and new capital commitments.
- Coordinate the preparation of necessary documentation for real estate committee approvals, ensuring timely feedback from leadership.
- Assist in managing relationships with external partners, including Developers and Brokers, by supporting portfolio reviews and market visits.
- Support the OS+A Manager in coordinating status meetings with various internal teams to track project progress.
- Act as a liaison between Real Estate Legal and Finance to ensure lease negotiations are conducted efficiently.
- Handle special projects as assigned, maintaining open communication with all relevant stakeholders.
- Serve as the point of contact for existing store issues that require real estate intervention.
- Assist in auditing systems and core documents to ensure accuracy in negotiations and approvals.
- Act as the contact for cost-to-complete tracking during meetings.
- Develop strong working relationships with cross-functional partners to facilitate collaboration.
Qualifications
- Bachelor's Degree or equivalent experience.
- Strong analytical and problem-solving skills.
- Proficient in MS Excel and PowerPoint.
- Detail-oriented with excellent organizational skills.
- Ability to document processes and solutions effectively.
- Team-oriented mindset in a dynamic work environment.
- Exceptional verbal and written communication abilities.
- Commitment to delivering outstanding customer service.
- Prior experience in retail is preferred.
