Job Overview

The Construction Project Manager plays a pivotal role within the project team, tasked with comprehensive project risk management. This involves proactive planning, contracting, and overall management of the requirements for one or multiple construction initiatives. The Project Manager is accountable for the successful delivery of their assigned projects, collaborating with other team members to ensure adherence to quality, safety, schedule, and budget standards.

Core Responsibilities

  • Collaborate with the project team, including Superintendents, Engineers, Assistants, Foremen, and Field Staff, to ensure projects are completed on time and within budget while maintaining the highest quality standards.
  • Assist in the development and advertisement of bid packages.
  • Support estimating and management of pre-construction and construction services.
  • Prepare guaranteed maximum price documentation in accordance with owner contracts as necessary.
  • Coordinate project initiation with the Superintendent and develop a comprehensive site logistics plan.
  • Create project budgets and oversee financial management, including labor, materials, equipment, subcontracts, and purchase orders.
  • Monitor assigned projects for risks related to budget, schedule, quality, and overall success. Conduct reviews for constructability, value engineering, and life-cycle cost analysis.
  • Review and manage project plans, owner contracts, notice requirements, timelines, and specifications.
  • Work with the project team to track productivity and forecast labor needs, as well as manage RFI, submittal, and procurement processes.
  • Provide regular project-specific reports and forecasts to the accounting department and executive team.
  • Maintain relationships with clients, designers, consultants, and subcontractors.
  • Generate and track owner billings on a monthly basis or as required by contract.
  • Negotiate and manage subcontractor and supplier agreements, defining scope requirements and conducting buyouts.
  • Review and approve subcontractor billings and payments, including lien waivers and insurance documentation.
  • Understand the nuances of public projects, including public contracting law and prevailing wage reporting.
  • Maintain a log of subcontract change orders to manage financial risk and exposure effectively.
  • Ensure compliance with contract language by managing submittals throughout the project duration.
  • Assist project teams with RFIs to ensure accurate information is available for field labor and subcontractors, minimizing scheduling impacts.
  • Manage project changes, ensuring logs are current and owners are informed of cost and schedule impacts promptly.
  • Negotiate change order pricing with owners and subcontractors, ensuring timely issuance of subcontract change orders.
  • Participate in weekly Owner, Architect, and Contractor (OAC) meetings.
  • Assist in the review and negotiation of owner agreements and support permitting processes.
  • Collaborate with the Project Superintendent to develop and update the project master schedule.
  • Stay informed about construction law, current codes, and best practices in building processes.
  • Understand various delivery methods, including lump sum, CM/GC, and design/build, and their implications for project and financial management.
  • Work with the entire project team to ensure adherence to safety and quality control policies and procedures.
  • Ensure timely receipt of substantial and final completion notices for assigned projects in compliance with contract requirements.
  • Oversee the closeout process, providing a complete turnover package as stipulated in contract documents, including O&M manuals, warranties, and as-built drawings.

Qualifications

  • Bachelor's degree in Engineering, Construction Management, or a related field, with 5-10 years of management and project management experience preferred.
  • Demonstrated leadership or supervisory experience.
  • Proficient in MS Office Suite, Project, and Bluebeam.
  • Strong organizational, written, and verbal communication skills.
  • Effective time management skills, with the ability to multitask and meet deadlines while maintaining attention to detail.
  • Proven presentation skills, including experience with PowerPoint or Prezi.
  • Familiarity with financial and construction project management software such as Sage 300 CRE and/or Procore.
  • Strong customer-oriented approach with a professional demeanor.
  • Valid driver's license and insurable driving record.
