BRIEF DESCRIPTION:
BluSky Restoration is seeking a skilled Construction Project Manager.

Our Project Managers play a vital role in our success, possessing the expertise to estimate and finalize sales.

This position offers a competitive salary ranging from $70,000 to $100,000 based on experience, along with UNCAPPED commission potential.

This is a lucrative role with unlimited commission opportunities.
Base Salary Range is $70,000 - $100,000
Commission OTE is $70,000 - $200,000

The Construction Project Manager is tasked with estimating, securing sales, and overseeing restoration projects.

The Project Manager collaborates closely with owners and managers of commercial, multifamily, senior living, healthcare, hospitality, and residential properties affected by disasters to create cost estimates for restoration, renovation, environmental, and roofing services.

The Project Manager is the key player in the project, ensuring that budgets and timelines are adhered to until completion.

RESPONSIBILITIES:

Sales:
Achieve or surpass monthly and annual sales targets
Negotiate and finalize contracts on behalf of the organization
Promote all services offered by BluSky
Convert leads into sales
Monitor and assess sales performance in our CRM and Tracking Sheets

Revenue:
Oversee and accelerate revenue generation in line with monthly objectives
Collaborate with all project team members to ensure timely deposit, progress, and final billings
Provide guidance and support to the Project Manager in revenue production
Review and work with the Project Team on schedules

Profit Margins:
Develop and manage the project budget in accordance with target margins
Ensure budget accuracy and adjust as necessary throughout the project
Enhance project profitability through effective vendor and resource management
Monitor project expenses to maintain margin integrity

Accounts Receivable & Collections:
Initiate discussions at the project's start to clarify the AR process and set customer expectations for collections
Understand specific invoicing programs, payment terms, and processes
Conduct weekly collection calls on all accounts
Regularly review A/R Aging to proactively manage accounts and monitor lien rights
Maintain DSO (Days Sales Outstanding) at or below 75 days

Manage Immediate Opportunities:
Engage directly with clients and claims teams to close leads
Maintain strong communication with clients to facilitate closing
Document interactions and manage files in the BluSky CRM system

Business Development Activities:
Schedule and attend two business development meetings weekly with clients, adjusters, and consultants
Participate in marketing events for BluSky, including luncheons and trade shows
Entertain clients as needed to drive business
Collaborate with business development and leadership in pursuing sales

Estimating Expertise:
Accurate area sketching and use of Matterport technology
Knowledge of Time and Material (T&M) / Xactimate
Ability to estimate projects to meet target margins

Customer Satisfaction:
Maintain consistent communication with all stakeholders
Set clear expectations with customers
Ensure teams are accountable for updates
Regularly check in with customers throughout the project
Include all stakeholders in email communications
Coordinate with internal teams:
Mitigation
Ensure timely work authorization
Walk the job site with the technician team to define scope
Share client feedback and scope changes
Review daily T&M sheets with the Mitigation operations team
Work closely with the Mitigation operations team
Conduct site visits at project completion to confirm all work meets client expectations
Reconstruction
Confirm project scope and budget at kickoff
Maintain constant communication with the Project Manager throughout the project
Collaborate with the PM for timely change order submissions
Provide weekly updates with the PM
Business Development
Communicate with the Business Development Manager about new opportunities
Keep the BD informed on all email communications with clients
Update the BD on project changes promptly
Assist the BD in managing the NTO list
Project Accountants
Oversee completed work authorizations for invoicing
Collaborate with the PA for invoice submissions
Work with the PA on change order uploads

QUALIFICATIONS & REQUIREMENTS:
~5+ years of recent experience in marketing/business development and sales within the restoration or construction sector with a proven sales growth record
~ Extensive experience in construction estimating and/or large loss and catastrophe management
~ Availability to attend business development networking events 2-3 evenings a week
~ Intermediate Microsoft Office skills
~ Familiarity with Xactimate and other estimating software preferred
~ Strong written and verbal communication skills required
~ Comprehensive knowledge of project management, financial processes, and administration required
~ High ethical standards and integrity required
~ OSHA 10 or 30, CPR, and First Aid certifications preferred

EDUCATION:
~ Bachelor's degree or equivalent experience related to the role is preferred

TRAVEL:
~ Minimal out-of-state travel required. Some overnight travel may be necessary for training or meetings.
