Job Overview

The Construction Project Manager plays a pivotal role within the project team, tasked with comprehensive project risk management. This includes proactive planning, contracting, and overseeing all project needs for one or multiple construction initiatives. The individual is accountable for the successful delivery of their assigned projects, collaborating with team members to ensure adherence to quality, safety, schedule, and budgetary standards.

Core Responsibilities

  • Collaborate with the project team, including Superintendents, Engineers, Assistants, Foremen, and Field Staff, to ensure project success within timelines and budget constraints while maintaining the highest quality standards.
  • Assist in the development and advertisement of bid packages.
  • Support estimating and management of pre-construction and construction services.
  • Prepare guaranteed maximum price documentation in accordance with owner contracts.
  • Coordinate project initiation with the Superintendent and establish a site logistics plan.
  • Develop project budgets and manage financial aspects, including labor, materials, equipment, and subcontractor costs.
  • Oversee project risks related to budget, schedule, and quality, conducting reviews and analyses as necessary.
  • Review and manage project plans, contracts, and specifications to ensure compliance.
  • Track productivity and forecast labor needs, managing RFIs, submittals, and procurement processes.
  • Provide regular project reports and forecasts to the accounting department and executive team.
  • Maintain relationships with clients, designers, consultants, and subcontractors.
  • Generate and manage owner billings as required by contract.
  • Negotiate subcontractor and supplier agreements, defining scope requirements.
  • Review and approve subcontractor billings and payments, ensuring compliance with contractual obligations.
  • Understand public project regulations, including contracting laws and wage reporting.
  • Maintain a change order log to monitor financial risks associated with the project.
  • Manage submittals throughout the project to ensure compliance with contract specifications.
  • Assist project teams with RFIs to ensure timely information flow and minimize scheduling impacts.
  • Manage project changes, ensuring logs are current and owners are informed of impacts.
  • Negotiate change order pricing with owners and subcontractors.
  • Participate in weekly meetings with Owners, Architects, and Contractors.
  • Assist in the review and negotiation of owner agreements and permitting processes.
  • Work with the Superintendent to develop and update the project master schedule.
  • Stay informed on construction laws, codes, and best practices.
  • Understand various project delivery methods and their management processes.
  • Ensure compliance with safety and quality control programs throughout the project lifecycle.
  • Facilitate the closeout process by providing necessary documentation as required by contract.

Qualifications

  • Bachelor's degree in Engineering, Construction Management, or a related field, with 5-10 years of management and project management experience preferred.
  • Demonstrated leadership or supervisory experience.
  • Proficient in MS Office Suite, Project, and Bluebeam.
  • Strong organizational, written, and verbal communication skills.
  • Ability to manage time effectively, multitask, and meet deadlines with attention to detail.
  • Proven presentation skills, including experience with PowerPoint or Prezi.
  • Familiarity with financial and construction project management software.
  • Customer-oriented approach with a professional demeanor.
  • Valid driver's license and insurable driving record.
