Job Overview

The Facilities Management Construction Management Department at Virginia Commonwealth University (VCU) is seeking a dedicated Senior Construction Project Coordinator to enhance our team.

The primary role of the Senior Construction Project Coordinator is to oversee and manage both capital and non-capital construction initiatives that facilitate the development and renovation of facilities, aligning with the university's mission across various campuses. This position emphasizes the management of complex construction projects while remaining adaptable to other related responsibilities.

Key Responsibilities Include:

Project Management
  • Reviewing construction documents and specifications to ensure completeness, constructability, and compliance with codes and university standards.
  • Preparing and executing procurement processes in collaboration with contracting officers.
  • Negotiating and approving change orders as necessary.
  • Compiling project closeout documentation, including required contractor documentation.
  • Setting up project data and contractor information in project management software to monitor project status and history.
Project Oversight
  • Monitoring project quality and schedule compliance in collaboration with architects, engineers, and university stakeholders.
  • Ensuring site environmental conditions meet state regulations.
  • Reviewing daily reports from the University Construction Inspector.
  • Acting as the intermediary between the owner, contractor, and architect/engineer.
  • Coordinating material procurement while adhering to state procurement guidelines.
Financial Management
  • Managing project budgets proactively.
  • Preparing and overseeing project budgets to ensure adherence to university and state purchasing procedures.
  • Reviewing and approving payments to contractors, architects, engineers, and vendors.
  • Assessing the feasibility of integrating changes and providing appropriate consultation.
Conflict Resolution
  • Addressing construction and design conflicts through established contractual means.
  • Coordinating activities among architects, engineers, consultants, contractors, and in-house teams to ensure timely project completion.
  • Identifying and addressing user needs effectively.
Advisory Role
  • Regularly updating the Assistant Director on project statuses, including challenges, budget updates, and schedule adherence.
  • Meeting with contractors and inspectors to stay informed on project issues and progress.
  • Maintaining communication with key departments and stakeholders regarding project developments.
Qualifications

Minimum Requirements
  • Bachelor's degree in engineering, construction management, or a related field, or equivalent experience.
  • Significant experience as a project manager overseeing multiple projects in commercial, industrial, or higher education construction.
  • Strong written and verbal communication skills.
  • Valid Driver's License with a clean driving record.
  • Experience fostering a diverse and inclusive environment.
Preferred Qualifications
  • Proven ability to manage construction budgets effectively.
  • Ten years of experience as a project manager in relevant construction sectors.
  • Familiarity with schedule management techniques.
  • Strong negotiation and communication skills.
  • Ability to manage multiple concurrent projects.
  • Experience with Virginia State Procurement and Capital Outlay construction management.
Licensure/Certifications
  • Valid Driver's License with a clean driving record.
