Job Overview

Position Summary:

Under the guidance of the Service Director, the Assistant Service Director plays a crucial role in overseeing the physical maintenance of the apartment community. This includes coordinating and executing repair services, ensuring the aesthetic appeal of the property, addressing customer service inquiries, and complying with all safety regulations.

Key Responsibilities:

Maintenance Oversight:

  • Lead and manage all maintenance activities within the community.
  • Plan and execute preventative maintenance, inspections, and janitorial services.
  • Keep detailed records of all maintenance tasks and contracts.
  • Conduct daily property inspections to maintain curb appeal and identify safety concerns.
  • Organize and manage apartment turnovers, assisting with resident move-outs and renovations.
  • Adhere to budgetary guidelines, monitor expenses, and propose cost-saving measures.
  • Oversee inventory management, ensuring adequate supplies for maintenance tasks.
  • Collaborate with the Business Manager on recommendations for capital improvements and budgetary needs.
  • Coordinate with external service providers, evaluate bids, and ensure timely completion of contracted work.
  • Report safety or liability issues to the Business Manager and recommend preventative maintenance actions.
  • Facilitate weekly safety meetings, covering procedures, training, and equipment usage.
  • Perform additional duties as necessary.

Customer Engagement:

  • Address service requests from residents and team members promptly, in line with company policies.
  • Deliver exceptional customer service with a professional demeanor towards all stakeholders.
  • Regularly audit the key tracking system.
  • Participate in after-hours emergency response, ensuring 24/7 property staff availability.

Team Development:

  • Assist the Regional Service Director and Real Estate Manager in the recruitment process.
  • Provide training, coaching, and mentorship to team members to ensure effective skill development.
  • Foster a collaborative team environment through regular meetings and open communication.
  • Develop work schedules for service staff.
  • Offer continuous feedback and conduct formal performance evaluations, implementing corrective actions as needed.

Qualifications:

  • High school diploma or equivalent.
  • CFC Certification Universal.
  • Valid Driver's License.
  • Minimum of 4 years of maintenance experience in apartment communities.
  • At least 2 years of supervisory experience.
  • Proficient in Microsoft Office and strong computer skills.
  • Excellent verbal and written communication skills in English.
  • Physical ability to navigate the property, including climbing stairs and lifting up to 60 lbs.
  • Comprehensive knowledge necessary to perform maintenance assessments at the Assistant Service Director level.
  • Availability for emergency situations at all times.
  • Salary range: $55,000 - $60,000.
