Leasing Associate Overview:

Position Summary:
The Leasing Associate plays a crucial role in promoting and leasing apartment units to potential residents. This position involves building positive relationships with current tenants and addressing their concerns professionally. Exceptional customer service, sales acumen, and communication skills are essential, along with a solid understanding of the rental market, company policies, and Fair Housing regulations.
Key Responsibilities:
- Maintain the leasing center's professional appearance at all times.
- Ensure an adequate supply of leasing materials and forms is available.
- Utilize the phone effectively for leasing purposes.
- Welcome, showcase, and lease to qualified prospects.
- Collect security deposits and application fees in accordance with company policies.
- Understand and explain every section of the lease agreement.
- Verify new move-in packets according to company standards.
- Analyze daily, weekly, and monthly leasing traffic reports.
- Coordinate move-in schedules with the Community Manager.
- Comply with all Fair Housing regulations.
- Achieve and maintain a closing ratio of 50% or higher.
- Develop and maintain relationships with referral agencies, including local businesses.
- Conduct competitive property assessments and stay informed about current rental rates.
- Arrive at work punctually, maintaining a neat and professional appearance.
- Assist with resident activities and communications.
- Meet with new residents to ensure satisfaction with their apartment homes and assist with lease renewals.
- Perform additional duties as assigned.
To excel in this role, candidates must demonstrate the ability to fulfill each essential function effectively. The following qualifications are essential:
- Clear and effective communication skills, both written and verbal.
- Familiarity with Entrata or similar property management software.
- Basic computer and typing proficiency.
- Fundamental math skills.
- Ability to engage with individuals from diverse backgrounds.
- Strong interpersonal skills.
- Ability to work in an open office setting with moderate noise levels.
- Flexibility to work from various locations.
- Willingness to perform other assigned duties as needed.
- Frequent ability to sit, stand, climb stairs, walk, extend arms, and carry items.
- Occasional bending, crouching, kneeling, or stooping.
- Capability to lift and carry up to 25 lbs occasionally and up to 15 lbs frequently.
- Must possess good near and distance vision.
Employees who work 30 hours or more per week are eligible for company-sponsored benefits starting on the first day of the month following 30 continuous days of employment. Benefits include medical, dental, and vision coverage, as well as 401K and life insurance. Regular full-time employees can accrue paid time off (PTO) and holiday pay.
