KEY PERFORMANCE INDICATORS:

- Provide comprehensive support to the property manager and team in all areas
- Establish effective relationships with owners, team members, tenants, vendors, and related parties
- Facilitate the development and training of direct reports to enhance their skills
- Ensure that Moody Rambin's responsibilities for managing, operating, and maintaining each asset, as outlined in the Property Management Agreement and standard operating procedures, are executed with excellence in daily operations.
QUALIFICATIONS, EDUCATION, AND EXPERIENCE:
- A valid driver's license is mandatory
- A bachelor's degree in Business Administration, Real Estate, Finance, or a related discipline is preferred
- Real Estate Sales License as mandated by the State of Texas - preferred
- Approximately 5 years of experience in Property Management (Office) is preferred
- Approximately 3 years of experience in the current role
- Ongoing education will be required
PRIMARY RESPONSIBILITIES:
- Assist in supervising the property team, including administrative, engineering, housekeeping, security, and other staff under the property manager's guidance
- Participate in construction meetings with the property manager and provide assistance as needed
- Coordinate team activities and collaborate with individuals to ensure expectations are met
- Offer additional training as necessary
- Process invoices promptly, ensuring appropriate approvals and timely distribution to accounting
- Respond to all phone calls and emails professionally and promptly
- Collect rents in a timely manner and implement applicable collection efforts
- Prepare monthly management reports, including vacancy reports, tenant activity reports, budget variance reports, and income and expense reports
- Conduct regular physical inspections of the buildings to assess the performance of building personnel
- Engage with tenants frequently to gather feedback and ensure operational standards are upheld
- Solicit vendor bids, prepare comparisons, and make recommendations to the property manager while ensuring compliance with contracts
- Obtain necessary approvals for ongoing management agreements and service contracts
- Maintain a working knowledge of lease agreements and document administration
- Assist in preparing annual and long-term budgets, including necessary capital expenditures for the property
- Report any emergencies or significant issues affecting the investment to the Supervisor immediately
- Perform other essential management functions as requested by the Supervisor
