The ideal candidate will exhibit exemplary customer service skills, the ability to multitask, and strong critical thinking capabilities. They should be adept at responding to urgent situations with appropriate discretion and effective communication. A collaborative spirit, a robust work ethic, and a commitment to cleanliness, efficiency, and meticulous record-keeping are essential.

Key Responsibilities

  • Oversee the maintenance and aesthetic upkeep of the property, including grounds and building interiors.
  • Coordinate and manage all maintenance operations, ensuring curb appeal, prompt service requests, quality turnover schedules, and efficient inventory management.
  • Ensure daily completion of all service requests.
  • Develop and manage an effective on-call schedule, capable of performing emergency maintenance as needed.
  • Lead the inspection process for vacated units, ensuring they meet company standards for readiness.
  • Negotiate with vendors and contractors to obtain competitive bids.
  • Maintain all contracts and warranties, while diagnosing and executing minor and routine repairs promptly and professionally.
  • Provide ongoing training and leadership to the maintenance team.

Qualifications

  • 3-5 years of experience in property maintenance.
  • High school diploma or equivalent (Bachelor's degree preferred).
  • Strong verbal and written communication skills.
  • Ability to make quick, sound judgments while maintaining confidentiality.
  • Proficient in conflict resolution and customer service.
  • Ability to prioritize multiple requests and respond with appropriate urgency.
  • Experience with property management software preferred.
  • Valid driver's license and proof of automobile insurance.
