Position Title: Make Ready Technician I

Reports To: Community Manager

FLSA Status: Non-Exempt

Position Summary:

The Make Ready Technician plays a crucial role in the maintenance team, working closely with the Community Manager and senior maintenance personnel. The primary objective is to ensure that all vacated apartments are restored to a 'market-ready' condition efficiently and in accordance with the established timelines.

Key Responsibilities:

  • Exhibit a strong commitment to delivering exceptional service to residents and fellow team members.
  • Conduct thorough inspections of vacated apartments and complete necessary checklists for make-ready tasks.
  • Replace or repair lighting fixtures as needed.
  • Address issues with windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
  • Evaluate appliances for functionality and report any concerns to the senior maintenance technician.
  • Assist in the relocation or removal of appliances from apartments.
  • Produce keys when required.
  • Inspect and repair faucets and sink plugs, replacing washers as necessary.
  • Perform exterior repairs on sinks, bathtubs, and other fixtures as warranted.
  • Support painting efforts by transferring paint from storage to apartment units as scheduled.
  • Repair or replace window treatments, ceiling fans, and other fixtures.
  • Patch plaster holes in walls and paint as needed.
  • Inspect bathroom tiles and carry out minor repairs or replacements.
  • Change air conditioning filters.
  • Carry out various non-technical tasks such as maintaining exterior lighting, performing ground equipment repairs, caulking, touch-up painting, pool maintenance, and lock repairs.
  • May assist in maintaining and cleaning grounds to uphold property presentation standards.
  • Report maintenance issues or concerns to the supervisor promptly.
  • Respond to resident requests in a timely manner, referring them to the property manager when necessary.
  • Adhere to proper procedures for using tools and equipment.
  • Complete all required logs, paperwork, and checklists related to inventory and hazardous materials.
  • Follow all safety regulations to maintain a secure work environment.
  • Be available for on-call duties as required.
  • Work a flexible schedule, which may include special events and weekends.
  • Other responsibilities as assigned by the Maintenance Supervisor, Property Manager, or Regional Manager.

Qualifications:

Minimum of 1-2 years of experience in maintenance or a related field is preferred. Familiarity with concepts, practices, and procedures relevant to the field is advantageous.

Physical Demands:

This position requires the ability to perform essential functions, including standing, bending, crouching, pushing/pulling, and lifting/moving/carrying items weighing up to 50 pounds. The role involves climbing ladders, walking on rooftops, and operating small motorized equipment. Adequate hearing, vision, color discrimination, and depth perception are necessary for the safe operation and repair of machinery and equipment.

Work Environment:

Employees may encounter various outdoor conditions, including heat, cold, and dampness. There is potential exposure to chemicals, electrical hazards, and noise from power tools. Proper safety training and equipment usage are essential to minimize risks.
