Position Summary:

The Facilities Maintenance Specialist collaborates with the Maintenance Supervisor to uphold the physical integrity of the community and address all service requests, including HVAC-related issues. This role is crucial in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The Facilities Maintenance Specialist will execute assigned tasks safely and may undertake additional responsibilities as directed by the Maintenance Supervisor or Community Manager. In the absence of the Maintenance Supervisor, this role will assume all maintenance duties. Additionally, the Facilities Maintenance Specialist may assist in preparing vacant apartments to be ready for market.

Key Responsibilities:

Conduct all operations in compliance with company policies and procedures, Fair Housing regulations, the Fair Credit Reporting Act, and all relevant federal, state, and local laws.

Preventive Maintenance and Safety:

  • Possess knowledge of relevant laws and EPA and OSHA regulations regarding the proper handling and management of hazardous materials, including solvents, flammables, caustics, and Freon.
  • Monitor the condition of the property and promptly take action to rectify unsafe situations, such as broken gates, steps, or exterior lighting.
  • Schedule and perform routine preventive maintenance on all designated equipment as instructed by the Maintenance Supervisor and Community Manager.
  • Inspect and maintain all tools in optimal condition.
  • Be familiar with utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
  • Conduct work area clean-up and safety-related tasks.
  • Ensure that storage areas remain secured when not in use.

General Maintenance Duties:

  • Diagnose and perform minor or routine maintenance or repairs in various trades, including electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, and windows.
  • Inspect and assist in coordinating all necessary make-ready repairs and services, supporting make-ready staff as needed to meet deadlines.
  • Report all significant repairs and requisitions to the Community Manager before any expenditure of funds.
  • Change locks and create keys as necessary.
  • Assist in the movement of heavy appliances and equipment between storage areas and apartments as required.
  • Maintain awareness of inventory levels of spare parts and supplies, informing the Service Supervisor of any shortages.
  • Help keep the grounds tidy and free of debris, performing tasks such as raking, sweeping, and shoveling as needed.
  • Carry out any additional tasks assigned by the Maintenance Supervisor or Community Manager.

Qualifications:

This position requires a minimum of one year of experience in on-site property maintenance.

HVAC Certification is required.

Equipment Requirements:

Must wear appropriate safety gear, including back support belts, goggles, masks, and gloves as dictated by specific tasks.

Work Schedule:

A minimum of 40 hours per week is expected, with weekends required as necessary; on-call duties will be rotated for emergencies.

Tools and Equipment:

The Facilities Maintenance Specialist must be knowledgeable and skilled in the safe use and maintenance of trade tools.
