The PROPERTY MAINTENANCE SPECIALIST plays a crucial role within the maintenance team, ensuring the physical condition of the community is upheld. This position may involve participating in an on-call rotation to provide emergency services to residents around the clock.

Responsibilities:
Key Responsibilities Include:
- Assisting in the preparation of apartments for market readiness;
- Removing abandoned items, trash, and appliances as necessary;
- Maintaining cleanliness and safety in common areas and dog park amenities;
- If certified, overseeing pool maintenance as directed;
- Performing scheduled basic maintenance tasks;
- Regularly checking and replacing exterior lighting;
- Being knowledgeable about utility meter cut-offs, apartment fixture cut-offs, and sewer cleanouts;

- Painting various areas including the office, lobby, laundry room, restrooms, fitness center, and pool rails, along with buildings and breezeways.

- Transporting paint from storage to work areas;
- Changing locks and creating keys as instructed;
- Distributing resident communications such as event notifications and newsletters;
- Ensuring all make-ready repairs and services are completed accurately and on time;
- Performing additional duties as assigned.

Position Requirements:
- Must meet all physical demands of the role, including lifting, with assistance for weights exceeding 50 pounds.
- A minimum score of 70% is required in the maintenance technician test categories (Electrical, Plumbing, Make Ready, Grounds).
- At least 1 year of experience in apartment maintenance or equivalent education and skill demonstration is necessary.
- EPA Type II certification or higher is preferred but not mandatory.
- A high school diploma or equivalent experience is required.
- A valid driver's license and automobile insurance are mandatory.
- Availability for a minimum of 40 hours per week, with a flexible schedule that may include on-call emergencies and weekend work.
- Enjoyment of outdoor work throughout the year is essential.
- A working smartphone suitable for various software applications is required.
- Strong customer service skills and a positive attitude are essential.
- Must be a team player and self-motivated.
