Position Summary: We are seeking a skilled and motivated Apartment Maintenance Specialist for our Market Rate Apartment Community in Houston, Texas.

Employment Type: Full-Time

Role Summary:

The Maintenance Specialist is responsible for executing routine maintenance tasks in individual apartments, communal areas, and amenity spaces. This includes preparing vacant units for incoming residents, conducting preventive maintenance, and assisting with various cleaning duties while overseeing the property grounds. The role also involves maintaining and repairing the physical structures of buildings.

Key Responsibilities:

  • Perform maintenance and repairs on buildings, including but not limited to: electrical systems, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire safety systems.
  • Complete all service requests and work orders as directed by the maintenance supervisor or property manager within a 24-hour timeframe.
  • Accurately log all assigned work orders and complete apartment service tickets in a timely manner.
  • Manage the turnover process for vacant apartments, ensuring they are ready for new tenants, which includes maintenance, painting, cleaning, and carpet care.
  • Replace worn or damaged components in machinery and equipment used within the maintenance department.
  • Assist in the procurement of supplies for the property.
  • Maintain cleanliness in internal and external areas of buildings, including dusting, sweeping, mopping, and window washing.

Qualifications:

  • High School diploma or GED equivalency, with a minimum of 1-2 years of direct experience as a Make Ready or Maintenance Technician in an apartment community, or a comparable combination of education and experience.
  • Preferred certifications include EPA I or II, Universal, or HVAC.
  • CPO Certification and experience in pool maintenance are advantageous.
  • Supervisory experience is required.
  • Comprehensive knowledge of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire safety systems.
  • Familiarity with property management software such as Onesite or Yardi is a plus.
