Key Responsibilities:

Pre-Construction Responsibilities:

  • Participate in pre-construction meetings and virtual discussions.
  • Collaborate with the Facilities Manager on essential tasks, including:
    • Arranging travel and vehicle rentals
    • Setting up surveys
    • Obtaining necessary permit documentation
  • Self-perform tasks as needed.
  • Coordinate with the Project Manager regarding material and labor requirements.
  • Identify work areas that may require subcontractor involvement.
  • Work with the Project Manager and Pre-Construction team to:
    • Develop the project schedule
    • Review project budgets and methodologies
    • Ensure all project documentation is complete
    • Confirm permits are secured
  • Engage with local authorities regarding permits and inspections, ensuring compliance with timelines.
  • Communicate with subcontractors to confirm start dates and required workforce.
  • Provide insights and leadership on project execution to meet or exceed budget and schedule expectations.

Construction Phase Responsibilities:

  • Plans:
    • Offer daily guidance on construction activities based on plans and oversee subcontractors and labor.
    • Identify discrepancies in plans and seek clarification from the Project Manager.
    • Collaborate with the Project Manager on Requests for Information (RFIs) and potential solutions to field challenges.
  • Scheduling:
    • Drive the project towards successful completion.
    • Escalate issues to the Field Manager as necessary.
    • Maintain communication with subcontractors regarding scheduling.
    • Notify the Project Manager of any issues that may affect timely completion and propose solutions.
    • Work with the Project Manager on a rolling two-week look-ahead schedule for labor and material allocation.
    • Self-perform tasks as applicable, ensuring labor and material delivery aligns with project goals.
  • Subcontractor Management:
    • Be present on-site before subcontractors arrive and after they leave.
    • Address subcontractor issues with the Project Manager.
  • Material Management:
    • Receive, inventory, and inspect materials for damages, documenting findings in Procore.
    • Ensure material completeness against project plans.
    • Communicate any material shortages to the Project Manager.
  • Site Management:
    • Conduct daily surveys and observations in Procore.
    • Maintain a clean, organized, and safe work environment.
    • Enforce OSHA safety standards.
    • Facilitate weekly toolbox talks.
    • Conduct daily check-ins with the Project Manager and subcontractors.
  • Punch List Management:
    • Conduct daily quality control checks.
    • Identify unresolved punch items prior to demobilization.
  • Project Turnover:
    • Coordinate the removal of dumpsters, containers, and rental equipment as needed.
    • Ensure the final clean meets project expectations.
    • Provide a comprehensive list of punch items for client approval and sign-off.

Qualifications:

Skills:

  • Ability to represent Stratus Services professionally in the field.
  • Proficient in reading and interpreting blueprints.
  • Competent in using technology, including word processing and spreadsheet applications.
  • Adept at resolving conflicts and providing solutions.
  • Working knowledge of general construction practices and systems.
  • Basic understanding of Carpentry, Electrical, Plumbing, HVAC, and Masonry.
  • Comfortable using power tools and handling construction materials.
  • Experience with computer-based project tracking systems.

Education and Experience:

  • Associate or Bachelor's degree preferred; trade school in Industrial Education, Construction Technology, or equivalent experience considered.
  • A minimum of two years of experience as a Superintendent or General Contractor, preferably in commercial construction.
  • Familiarity with municipal permit and inspection processes.
  • OSHA 30 Certification or willingness to obtain within the first six months of employment.

Working Conditions:

  • This role requires significant travel, with potential for extended periods on the road.
  • Ability to perform tasks across all areas of construction projects, including climbing ladders and crawling as necessary.
  • Physical capability to lift objects up to 50 lbs. for distances of 50 feet.
