Construction Cost Analyst

POSITION SUMMARY
The Estimator plays a crucial role in overseeing the planning, directing, and coordination of daily construction management tasks. This position primarily operates from the central office and will necessitate site visits as required.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Collaborate effectively with the Estimating Coordinator to ensure all requirements for bid submissions are met.
- Thoroughly review plans and specifications to understand and complete projects from bid to execution, including necessary site visits and pre-bid meetings.
- Interpret bid documents and create comprehensive spreadsheets that summarize the full scope of work.
- Generate and monitor Requests for Information (RFI), as well as review and process relevant agendas.
- Prepare detailed takeoffs based on the specific nature of the project and anticipated trade coverage.
- Manage compliance with minority business goals, wage scale requirements, bid alternates, unit prices, and other essential components of a compliant bid submission, ensuring clear communication with bidding trade contractors.
- Create and maintain bidders lists for projects, encouraging trade contractor participation through an online bid management system.
- Track bid participation closely and engage in regular reviews with the Estimating Director.
- Develop and distribute project trade scopes of work as necessary.
- Maintain active communication with subcontractors throughout the bidding process to ensure coordinated scope.
- Build and sustain relationships with both new and existing trade contractors.
- For awarded projects, negotiate scope and pricing with selected trade contractor awardees, formalizing agreements through Letters of Intent.
- Conduct turnover meetings with the Project Manager to outline project scope, notable components, and buyout status.
- Represent the Estimating Department during preconstruction phases, budgeting for larger projects, and engaging with owners and design teams for value engineering and scope package development.
EDUCATION AND/OR EXPERIENCE
- Minimum of 3 years of experience in estimating for a commercial general contractor.
- Experience with school and public municipality projects (e.g., fire stations, libraries, police stations, community centers) is advantageous.
- A proven track record of successful bidding and budgeting, along with maintaining strong subcontractor relationships.
- Experience in the post-bid buyout and negotiation process, including the issuance of Letters of Intent.
- Proficiency in Microsoft Office Suite, particularly Outlook, Excel, and Word.
- Familiarity with Bluebeam Revu is preferred.
